Close-knit community on the Floriday-Georgia border
The tiny Nassau County town of Hilliard is mainly known as home to the Federal Aviation Administration Air Traffic Control Center of Jacksonville, but residents most value its focus on family and community. "There's whole generations of families here," says Missy Conner, a Realtor for Engel and Volkers First Coast who lives in the neighborhood. "Most people here know each other on a first-name basis." Locals are active in town hall meetings, annual holiday events and take pride in their school system. Conner says the town is growing rapidly, but well-preserved early-1900s landmarks remain, like Hilliard's red-brick Town Hall, surrounded by towering black oak trees. On the outskirts of town, the landscape opens to the rural countryside, where paved county roads switch to gravel ones.
Midcentury homes and brand new builds
Conner says, "A lot of people are drawn to Hilliard because of the affordability of brand-new homes compared to larger cities." Set in residential subdivisions on wide, newly paved streets, New Traditional-style houses built in the 2020s range from $350,000 to $650,000, offering up to four bedrooms and lots that can sprawl up to 2 acres. Many of these newer homes have backyards that connect to short trails within the surrounding pine tree forest. Also common in Hilliard are midcentury ranch-style houses with up to three bedrooms on half-acre grassy lots, averaging $235,000; a few low-hanging oak trees rest in every yard, and narrow cement sidewalks lead up to front doors from dusty, county roads.

Chain and local storefronts off North Kings Road
Residents can find many of Hilliard's restaurants and shopping stores near North Kings Road. Grocery stores like Winn-Dixie or Family Dollar are about a 3-mile drive for most people in the town. R&R Wing Café serves popcorn shrimp and buffalo wings to enjoy while watching a Jaguars game. The local family-owned Making Memories Thrift Store offers fashion and antique home goods, and department stores like Kohl's and TJ Maxx can be found in the nearby Yulee neighborhood.

Big support for Hilliard High
"Hilliard is a community that loves their schools," Conner says. Kids can start at Hilliard Elementary (K through 5), which is rated 9 out of 10 on GreatSchools. For grades 6 through 12, kids can continue to Hilliard Middle-Senior High, which scores an overall B-minus on Niche and is known for its BETA junior and senior service clubs where students participate in town clean-ups and local charity fundraisers. Conner says Hilliard High football games are a big bonding event for the whole community, and people like to come to show their support on Friday nights.

Community parks and recreation on St. Marys River
Oxford Street Park features a jungle gym, swing set, and several picnic tables; Hilliard Parks and Recreation offers youth sports like basketball and swim team practice at the fitness center and pool located in the park. The 3,000-acre Ralph E. Simmons State Forest includes grassy, wooded trails for hiking, biking and horseback riding as well as St. Marys River, where locals fish, canoe and do some bird-watching. The area is covered in longleaf pines, wiregrass and pink orchids, and visitors love spotting rare, carnivorous pitcher plants along trail routes. Residents can also hunt for deer and squirrels in restricted areas during hunting season with valid permits.
Annual traditions at Town Hall Park
Hilliard may have a population of fewer than 3,500 people, but residents love going big for annual celebrations like the Parade of Trees. Local families, organizations and businesses decorate about 50 Christmas trees to display at Town Hall Park, and there's a Christmas tree lighting ceremony for an 18-foot pine tree followed by refreshments and caroling. The annual Harvest Festival at Town Hall Park hosts live music, local food trucks and vendors and a pumpkin patch free to the public.
Georgia is north up Highway 301.
Commuting on US 23 and Highway 301
Downtown Jacksonville is about 35 miles south of Hilliard and can be accessed via US 23. Highway 301 cuts through the middle of the neighborhood and can be used to visit surrounding communities like Yulee and Callahan.
