A Historic Gullah Neighborhood with new housing developments

Jonesville is one of Hilton Head Island's 13 Historic Gullah Neighborhoods. It was named for Caesar Jones, who bought 100-plus acres of land in the late 19th century. It remained undisturbed throughout the 20th century, with some land still under family possession. Developers began building new homes toward the tail-end of the 1900s and into the 2000s. "I used to live over in that area, and it used to be really quiet," says local broker Dan Jackson, owner of Searchlight Realty. He's sold homes across the region for nearly three decades. "There weren't many homes in the area until builders bought land for [housing] developments." Jonesville is becoming busier, according to Jackson, and it's still growing. Homes were built as recently as 2018 in subdivisions like the Paddocks on Jarvis Creek and Salt Creek Landing. Buyers are drawn to the community's proximity to the creeks, marshes and U.S. Route 278. "Jarvis Creek is on one side, and Old House Creek is on the other," Jackson says. "When I lived there, I always went to Old House Creek."

Coastal homes and villas

Buyers will find 21st-century coastal homes in subdivisions like Jarvis Creek Club and Salt Creek Landing. Most of these have first-story garages and second-story porches, and a few have small third-story terraces. Coastal homes measure over 2,000 square feet, have at least three bedrooms and list between $600,000 and $850,000. The Villas at Summer Field offers one to three-bedroom condominiums between 750 and 1,500 square feet. These typically sell between $250,000 and $450,000. Several custom homes line Jonesville Road and overlook Old House Creek. These often sit on half-acre lots, have private docks, and list between $800,000 and $1.5 million. Manufactured homes are found throughout the neighborhood. Individual lots are also often available. They start at about $170,000 but can run much higher depending on the size and location of the property.

Hilton Head Island High features a Ninth Grade Academy

Beaufort County School District receives an A-minus on Niche, serving over 21,000 students. The Hilton Head Island Early Childhood Center serves pre-K and kindergarten students and has a B-plus on Niche. Hilton Head Island Elementary School scores a B-plus on Niche, and Hilton Head Island Middle School has a B. Hilton Head Island High School features a Ninth Grade Academy, which helps students transition to high school through academic support. Students in the Academy can enroll in electives like computer science, world language, and visual or performing arts. Niche gives the high school an A-minus, ranking it the third-best public high school in Beaufort County.

Sports at Hilton Head Island Rec Center

Oyster Alley, accessible just east of Jonesville, offers views of Hilton Head Island's salt marshes. It features a long boardwalk with panoramic views of the marshes and their wildlife. Hilton Head Island Recreation Center, about 2 miles away, offers several indoor and outdoor sports facilities, from a basketball court and track to tennis courts and a lap pool. The recreation center offers several fitness classes and youth programs, including boxing boot camp, restorative yoga and adaptive summer camp for the kids. Coligny Beach Park is 6 miles away. It's one of the most popular public beaches on the Island, often busy with tourists. The beach features matting, seasonal lifeguards and a big lot with free parking. There are also showers and public restrooms.

Seafood dinners overlooking Jarvis Creek

The Crazy Crab at Jarvis Creek overlooks the water and salt marshes and offers seafood favorites. Menu favorites include live Maine lobster, stuffed flounder and a Lowcountry shrimp boil with corn and red potatoes. During the football season, the restaurant has a specialized menu with discounted drinks and appetizers, like crab dip and gator bites. Plus, there's often live music. Fishcamp on Broad Creek is another local favorite for seafood. The restaurant frequently hosts local bands and is a popular spot for birthday parties and baby showers. Festival Centre at Indigo Park features Publix and Walmart Supercenter 3 miles from Jonesville. The shopping center also features a few restaurants, like New York City Pizza and Corner Perk.

Navigating the Island by bike

Jonesville is largely car-dependent, but biking is common on the Island. Spanish Wells Road has a paved bike lane. U.S. Route 278 runs south of Jonesville and is the only road leading off the Island. It leads to Bluffton, 9 miles away. The highway gets congested frequently during the summer, and residents tend to avoid leaving the Island on weekends. Hilton Head Medical Center is 4 miles away, and Hilton Head Island Airport is a 5-mile trip. The airline offers flights with Delta, American Airlines and United Airlines. Savannah is 33 miles away, and Savannah Hilton Head International Airport is 35 miles southeast.
