Salt marshes, longtime residents and varied housing in Old Plantation
Old Plantation is one of many tranquil neighborhoods on the inland-facing side of Hilton Head Island. However, unlike many parts of the island, the neighborhood is home to mostly longtime residents and annual vacationers who own second homes in the community. The neighborhood’s small commercial center and major highway contain any seasonal bustle, so residential areas can enjoy quiet streets and less traffic. “There are a few restaurants around the bridge that get a bit touristy in the summer, but not as much as other places on the southern end and center of the island,” says Isabella Kaup, a Hilton Head native. Housing styles vary based on homeowners’ needs, and many residents also enjoy private access to the waterways that flow through the salt marshes separating Old Plantation from Broad Creek.
Condos, retirement communities and single-family homes with privacy
The neighborhood is divided into several sections. Outside the salt marshes, there are retirement communities, assisted living facilities, townhomes, condo complexes and single-family homes. Single-family homes often have Cape Cod, American Foursquare, bungalow and ranch-style architecture, and many are also raised to protect their interiors from flooding. Towering trees, wide-leafed saw palmettos, and bushy shrubs fill the neighborhood, incorporating nature into every subdivision and creating some privacy between neighbors. Single-family homes don’t often go up for sale, but recently sold homes have listed in the $700,000 to $1 million range. Townhomes typically sell between $420,000 and $520,000, while condos can cost between $200,000 and $420,000 depending on size, age and location. Some have even sold for as high as $575,000.
Activities range from bird watching and marsh boating to golfing
Roughly half the neighborhood consists of protected salt marshes, which separate developed areas from Broad Creek. However, “there are tons of creeks and waterways through the marsh in the neighborhood, so lots of people have boats and kayaks,” Kaup says. Homes nearest the marsh often have private docks, and those living in the Point Comfort subdivision have access to a community boat launch and fishing dock at Point Comfort Pavilion. The island is also small enough that residents can reach the beaches, marinas and outdoor attractions lining the Atlantic Ocean coastline within 10 miles, or roughly 20 minutes. Just outside the neighborhood, Crossings Park has a playground, baseball fields, picnic pavilions and trails. Bristol Sports Arena offers a skate park and a multi-use court for in-line hockey and basketball. Audubon Newhall Preserve is a popular spot for bird watching, while two golf clubs offer vast fairways and amenities like private marinas, pools and pickleball courts.
Busy commercial areas cluster around Highway 278 but away from homes
The neighborhood has a small but busy commercial center near the Highway 278 bridge. It attracts some crowds during the summer since several marinas, boat clubs, boat tours and fishing charters surround the center’s restaurants. Black Marlin Bayside Grill is a particular favorite for fresh seafood, while Palmetto Bay SunRise Café serves breakfast and lunch classics. Roughly 2 miles away, more businesses surround the Highway 278, Pope Avenue and Greenwood Drive roundabout. Restaurants offer a range of cuisine, from Mexican and American fare to ice cream and fast food. There are also pharmacies, convenience stores, retail shops and the Park Plaza Cinema. Publix and Harris Teeter offer groceries.
Most students attend Hilton Head Island schools for convenience
All of Hilton Head is within the Beaufort County School District, which annually accepts school choice and choice program applications. However, most neighborhood kids attend schools on the island rather than the mainland for pure convenience. Students either start at Hilton Head Island Elementary or Hilton Head Island School for Creative Arts. The latter arts school is integrated with Daufuskie Island School, offering both core academic curriculum and fine arts programs. Hilton Head Island Elementary has a B-plus score from Niche, while the arts school has a B. Hilton Head Island Middle and High also have B-plus Niche scores.
Palmetto Bay Road is the main route in and out of the neighborhood
Most people get around by car, but some residents will walk or bike on the roads around the neighborhood due to the lower through traffic. Highway 278, also known as Palmetto Bay Road, is a primary route in and out of the neighborhood. In less than 8 miles, people can reach Hilton Head Island Airport and Hilton Head Medical Center, the only hospital on the island.
Raised homes and insurance help Old Plantation manage flood risk
Since Old Plantation is on an island along the Atlantic coast, it is susceptible to hurricanes, tropical storms and rising tides. “[The neighborhood] is very prone to flooding, so most people evacuate during hurricane warnings,” Kaup says. All residents are eligible for flood insurance through the National Flood Insurance Program. The island’s overall Class 5 CRS rating also makes homeowners eligible for a 25% discount on their flood insurance premiums.
