A quiet community in the foothills of the Appalachian Mountains
Found in the ridges and hollows near the foothills of the Cumberland Plateau is the expansive community of Falling Water. Residents enjoy a rural atmosphere surrounded by woodlands with a mountain range backdrop while still minutes away from amenities typical of urban living. Falling Water is a compromise for those who may want to retreat into a more rural-feeling area without leaving behind the convenience of urban life.
From the winding rural roads of the north to the suburban subdivisions of the south
The most recent construction and subdivisions make up the southern portion of the neighborhood, while the northern portion is much more rural and closer to the mountains. Falling Water comprises neat subdivisions and winding backroads, with construction dating back to the early 20th century. "It's really a mix of newer and older homes. The homes tend to be big, with a lot of space, and you can find that suburb feel if you want it," says Junior Francica, a Realtor with eXp Realty. Newer builds follow contemporary trends of blending several home styles, where one home can have both a Tudor's steep roofs and a Craftsman's exposed beams. Vintage homes breathe personality into the housing landscape, from log cabins to mixed-material ranch-style homes to split levels made to accommodate the hilly terrain. Older three-bedroom homes from the 1960s and prior range from $150,000 to $350,000, while newer, four- to five-bedroom homes generally go for $300,000 to $680,000.
Falling Water Falls
Falling Water's most significant outdoor appeal is — well, it's in the name. Thousands of visitors hike the trails toward Falling Water Falls every year. The waterfall is more than 100 feet tall, and the surrounding nature preserve spans 136 acres — the equivalent of about 100 football fields. It offers plenty of exploration through the oak-pine forest and the misty gorge. "Chickamauga Creek flows by the area, too. It's really popular for canoeing and hiking. There's just plenty of outdoorsy things to do if that's something you want to consider," Francica says. Nearby, Hixson Park offers a baseball and football field. On its grounds is the Hixson Community Center, an excellent resource for various recreation opportunities in the community— it has sports leagues for all ages, hosts summer camps and social clubs and offers creative classes. Just across the street, Vandergriff Park has three playgrounds, picnic tables, a pavilion and a quarter-mile-long walking track around the play equipment.
Shopping and dining on State Route 153
"There's a surprising amount of amenities in Hixson, a bunch of shopping for anything you might need or want," Francica says, speaking of the greater Hixson area, which encompasses Falling Water. When it comes to the needs of daily life, there's a large commercial strip off the main thoroughfare of State Route 153, making it easy to stop at Target, visit a medical center or pop into one of many retail stores at the Towne Center North Shopping Center and at Oak Park Town Center. Within these shopping districts is Amigo Mexican Restaurant, a popular Mexican restaurant for years. To the north of the neighborhood, Home Folks Family Restaurant evokes a distinct Americana feel with its no-frills dining room and tables adorned with blue gingham. Home Folks serves Southern comfort food with locally sourced ingredients, served family-style.
Hamilton County School District
All public schools in Falling Water are under the Hamilton County School District, but zoned schools are different depending on the location in the 6-mile long neighborhood. Near the south of Falling Water, students are zoned to the Hixson pipeline. They can attend Hixson Elementary School, Hixson Middle School and Hixson High School, all of which received a B from Niche. Students near the northern portion of the neighborhood are zoned to Red Bank Middle School and Red Bank High School, scoring a C-plus and a B-minus. Red Bank High has an affiliated engineering and computer science institute to aid in college readiness. Chattanooga State Community College is 5 miles south, while The University of Tennessee at Chattanooga is about 9 miles southwest.
Travel in Falling Water and beyond
State Route 153 and U.S. Route 27 border the neighborhood, with Route 27 branching off and running north to south through the southern portion of the community. The southernmost point of Falling Water is 9 miles north of downtown Chattanooga. Falling Water does not have public transportation directly in the neighborhood, though the Chattanooga Area Regional Transportation Authority serves several bus stops along Hixson Pike and North Point Boulevard just south of Falling Water. The Chattanooga Metropolitan Airport is about 15 miles south, with connections to major destinations such as Atlanta, Charlotte, Dallas-Fort Worth and Chicago.
