Cypress Green has new homes and a family-friendly vibe in Hockley

Living in Cypress Green not only means living in a new home with built-in amenities, but also joining a thriving community. This master-planned development from Starwood Land regularly has events, from holiday celebrations to happy hours. These get-togethers, along with a highly rated school district and outdoor recreation, give the neighborhood a family-friendly atmosphere, and you can find something for all ages. Cypress Green is located in Hockley, a small suburban community about 10 miles from downtown Tomball and 40 miles from downtown Houston.

Multiple builders and price points offer a variety of new homes

A walk along Cypress Green’s sidewalks takes you past contemporary and New Traditional homes, many of which have Craftsman influences. You can see brick and stone exteriors with wide driveways and two-car garages on the outside, while the interiors often have open-concept floor plans. The median single-family home price is slightly higher than in the rest of Hockley, but lower than in Tomball. “Homes are competitively priced to compete with neighborhoods in Hockley that are similar to Cypress Green, like Jubilee,” says Realtor Autumn Osborne, broker and owner of Houston Borne Realty Group, LLC, who is a lifelong Houstonian. Depending on size and builder, you can expect to pay between the mid-$200,000s and the mid-$500,000s:

  • Lennar, DRB Homes, CastleRock Communities and Colina Homes start in the mid-$200,000s.
  • D.R. Horton and Long Lake properties begin at the high $200,000s.
  • Adams Homes and Coventry Homes are priced from the low $300,000s.
Osbourne says that having so many builders allows homeowners to get contracts in these new developments quickly. “Having multiple choices is essential,” she says. “I wish more neighborhoods would have three or more builders.” Annual HOA dues, which are about $1,000, help cover maintenance costs for common areas.

Plenty to do, from chilling at the pool to attending community events

Residents can easily walk from their homes to the amenity village, which is Cypress Green’s hub of activity. While there, you can:

  • Go for a swim at the lap pool or resort-style pool
  • Let your dog run around and socialize at the dog park
  • Bring your kids to the playground
  • Work out at the recreation center’s gym
  • Play a round of tennis on the tennis courts
“As a broker, I have had families select neighborhoods with amenities over ones that did not have any,” Osborne says. The amenity village is also where many community events take place, which Cypress Green’s on-site lifestyle director plans. Some of the events are holiday-themed, such as an Easter egg hunt and a Fourth of July street party, but there are also regular storytimes, happy hours and meet-ups at nearby entertainment venues like Tomball Bowl and Swing Zone Golf.

Students can attend highly rated public and private schools

Cypress Green is part of the highly rated Waller Independent School District, which includes the nearby Lowe Elementary School. While most students attend their assigned schools, families can apply to transfer to other schools within the district. Private education is also available, with nearby options such as the highly rated Rosehill Christian Academy, which offers prekindergarten through 12th grade.

You can reach downtown Houston in 40 minutes if there's no traffic

Cars are a must, but Osborne says that it’s very easy to get around the greater Houston area. You can take Farm to Market 2920 to downtown Tomball, about 20 minutes away, or to reach U.S. Route 290, which offers a direct route to Downtown Houston. Depending on traffic, commute times can range from 40 minutes to an hour and 15 minutes. Other nearby cities include Cypress, about 10 miles (20 minutes) away, and Katy, about 25 miles (35 minutes) away.

Residents travel to Tomball for local restaurants and a farmers market

Because Tomball is so close, residents often head into the city for a bite to eat. One of the closest restaurants is Roadhouse 2920, which serves country-style cooking. Another option is Victory Pie Company, a family-owned cafe and pie shop that donates a slice of all profits to veteran organizations like Camp Hope. For a more upscale dinner, you can visit Bonfire Grill for creative twists on American dishes and handcrafted cocktails. The Tomball Farmers Market sells fresh, locally grown produce every Saturday morning, and residents head to H-E-B for the rest of their groceries. You can find big-box stores and national chains like Marshalls and Books-a-Million at the Fairfield Town Center in Cypress.
