Wake up, slip onto your second-story deck and sip coffee as you feel the breeze roll off the lake. This is the morning many residents experience in Holiday Shores, a private subdivision built around Holiday Lake northeast of St. Louis. “It’s almost like a resort all year round,” says Keller Williams Marquee Realtor and resident Linda Campbell. “Everybody is a little more relaxed.” Holiday Shores is the most populous area in Fruit/Maple/Carpenter, a swath of Madison County that also includes plenty of countryside acreage peppered with sequestered subdivisions.

It’s possible to pick up a Holiday Shores ranch home or a split-level house in the $300,000s, but at that price point it will probably need some work, Campbell says. About half of the subdivision’s 1,500 homes are on the water, and a move-in ready house on the lake is likely to cost anywhere between $400,000 and $600,000, Campbell adds. South of Holiday Shores, two-bedroom homes can be picked up in the mid-$200,000s, while three-bedroom houses on a golf course may cost $600,000 or more. Though Campbell says Holiday Shores is a well-kept secret, the area experiences the same inventory limitations seen in housing markets across the country. There is less than two months’ supply, signaling that sellers have the upper hand in negotiations.

Most students here are part of the Edwardsville Community Unit School District, rated the best school system in Madison County by Niche. Students spend prekindergarten through second grade at Midway Elementary School in Moro, where the teachers get a grade of A from Niche. Kids progress to Worden Elementary School, an A-rated school that hosts an annual science fair for budding scientists and a young author program for future novelists. After fifth grade students attend Lincoln Middle School. Given an A-minus by Niche, Lincoln Middle in 2023 broke ground on a renovation of its theater and gym, as well as the construction of new classrooms. The same $100 million bond issue that’s funding additions at Lincoln Middle would bankroll planned projects at Edwardsville High School, including a new media center and a STEM Lab. These facilities would bolster an already highly rated school; Edwardsville High gets a grade of A-minus from Niche.

You won’t find typical parks in Holiday Shores, but residents can take a beach day even though the ocean is hundreds of miles away. Three sandy, lakeside beaches dot the community, including the primary beach at the community clubhouse. This beach is next to a playground and tennis court complex, so kids and adults can both work up a sweat before wading into the lake’s cool waters. Recreation in Holiday Shores revolves around the water, with residents able to join any of the subdivision’s nearly 20 clubs to connect with fellow boaters, anglers and water skiers.

In Holiday Shores you may see your neighbors while grabbing dinner at the Foundry Boat House. The menu varies from mahi-mahi po’boys to Buffalo chicken flatbreads, but Campbell says the restaurant’s real treat is the view from its deck, where you can watch boaters and skiers cut across the lake. Behme’s Market offers a quick spot for Holiday Shores residents to pick up snacks while gassing up, but the only full-size grocery store in the region is DK’s Market in Hamel. Make your grocery runs on Thursdays if you want a taste of the grocer’s fresh-smoked barbecue.

This slice of Madison County is squarely in the St. Louis metro, and Campbell says she sees many folks who work in St. Louis but buy in the Fruit/Maple/Carpenter, unfazed by the 30-mile commute. “You can leave the office Friday evening, spend the weekend at your lake home and be back at work on Monday.”
