Homeland is a rural, relatively affordable area of Southern California

Homeland is within a pocket of SoCal where buying a home still feels achievable. "It's convenient and inexpensive relative to the surrounding area," says Darren Ham, a Realtor since 2003 who works for Signature Real Estate Group. "And you get a little more space." Living here places homeowners 80 miles from Los Angeles, 45 miles from Riverside, San Bernardino and Ontario, and less than 10 miles from downtown Menifee. Residents embrace a slower way of living, where most shopping, dining and attractions are outside the neighborhood. However, Homeland is blossoming in residential development as large tracts of land are making way for new master-planned communities.

Countryview and Sunset Crossing are new master-planned communities

Properties in Homeland are built within a valley surrounded by desert brush, some trees and sweeping views of Lakeview Mountains and Double Butte Mountain. “It's always been more [a] established [area], with acreage,” Ham says. “It's been a lot of manufactured homes, mobile homes and a couple of little senior community centers that are all mobiles.” The area's original homes trace back to the 1960s and '70s. Sunset Crossing and Countryview are new master-planned communities here that are still being developed. Sunset Crossing puts community members near popular area parks and shopping centers. Countryview will have a central community park with ball fields, a basketball court and playground equipment when it's completed. Properties in Homeland spend an average of 68 days on the market. Manufactured homes range from the mid-$100,000s to the low $500,000s, depending on age and size. Countryview and Sunset Crossing enter the $500,000 to $700,000 range.

K1 Circuit and Diamond Valley Lake offer diverse recreation

South of the neighborhood, locals can hike the Double Butte Mountain Trailhead, which extends over a mile, or try their hand at rock climbing. For wheels over walking, K1 Circuit offers an outdoor "pro-kart" track just south of the mountains that's meant to simulate a smaller version of the Grand Prix course. Within a 6-mile radius of Homeland are basketball courts, baseball fields, playgrounds and swimming areas at Heritage Park, Big League Dreams and DropZone Waterpark. "There are also three or four lakes within a pretty short distance for fishing and boating, and lots of golf courses," Ham says. Diamond Valley Lake is just 11 miles away.

A hospital in Menifee and a short drive to the ocean

California State Route 74 flows through the heart of Homeland and connects with California State Route 79 and Interstate 215. The nearest hospital is Menifee Global Medical Center, around 5 miles away. History buffs can visit the Motte Historical Museum, just 3 miles west, for a tour of automobile history. Ontario International Airport, the closest major airport, is roughly 40 miles from Homeland. Los Angeles beaches are around an hour and a half drive.

The closest local dining is along Highway 74

Food trucks, a few local eateries, Dollar General and a thrift store line Highway 74 in Homeland. Winchester Farms Country Market is around 3 miles southeast for locally sourced produce and handmade gifts and crafts. More shops, including Target and Best Buy, are clustered within Menifee Town Center and Countryside Marketplace, about 8 miles south. And there’s a Sprouts Farmers Market next door to both centers. Temecula, a city known for its casino, vineyards and historic shopping district, is popular regionally and is roughly 20 miles south.

Romoland Elementary School gives Homeland students their start

The area is served by several districts, including the Romoland School District, which earns a C on Niche, and the B-rated Perris Union High School District. Local kids can start at Romoland Elementary School and Ethan A. Chase Middle School — both earning C grades — before filtering into the B-plus-rated Heritage High School. The high school offers a range of clubs, including robotics and the arts. Private education options within 12 miles include St. John's Lutheran School, Revival Christian Academy and St. Hyacinth Academy.

Fire risks are a reality in Homeland

Ham says Southern California is essentially "a wildfire waiting to happen everywhere." In 2024, two brush fires broke out, damaging a few local residences and 100 acres in Homeland. While summers are hot and dry, winters in Homeland are mild and pleasant.
