Former mill town blending the old with the new
Flowing over the hills and valleys of southeastern Worcester County is Hopedale. With a rich history as a company town, Hopedale has maintained a lofty present-day reputation. While small, this community on the edge of Milford, with the Mill River winding through its center, boasts highway access, notable schools, a nearby medical center and a mix of historic and upscale housing. “It’s a tiny little town. People love to live there, but there’s not much available,” says Carla Horn, a real estate agent with ERA Key Realty Services, who lives a few miles away in Whitinsville. “The area has been changing. They’ve been taking down the old mill buildings. A lot of the brick buildings were abandoned over the years. It remains to be seen what will replace them,” Horn continues.

Converted Draper duplexes and traditional single-family homes
Homes here dot softly curving streets lined with paved sidewalks. Front yards, landscaped to the personal liking of each homeowner, are separated by driveways leading to garages. Swaths of hardwood forests create privacy in backyards. Homes in the oldest parts of the community tend to be smaller and closer together, while newer subdivisions have larger homes with more expansive lawns, stretching at least half an acre. Near the town center sit stately duplexes originally built in the mid-to-late 19th century for workers of the Draper Corporation. Once the largest textile loom manufacturer in the country, the company fashioned Hopedale into a self-contained area for its workers. Many of those Draper duplexes have since been converted into condos. Further from the town center, buyers will find an assortment of traditional single-family homes in colonial, Cape Cod and rambler styles, built over the 20th century and into the 21st. Prices range between $325,000 - $850,000. Demand is high here, reflecting a region-wide trend. “There is rarely much housing available,” Horn notes.

Standout schools in Worcester County
Hopedale Public Schools boast an overall B-plus rating from Niche. Young students can start at Memorial Elementary for kindergarten through sixth grade. Then, they can progress into Hopedale Junior-Senior High School for Grades 7 to 12. Memorial Elementary earns a B-plus rating and offers before- and after-school care for a fee. Hopedale Junior-Senior High, also with a B-plus rating, features student-teacher ratios of less than a dozen to one, which is better than the national average, and is a 2023 National Blue Ribbon School. Bethany Christian Academy is an in-town option for families seeking private education.

Ponds, parks and a playground
The tree-lined Dutcher and Prospect streets lead to Hopedale Park, a centralized recreation destination with a playground, athletic fields, tennis courts and a basketball court. Residents can skip from the park to Hopedale Pond, just a couple of blocks over, to go fishing. Multiple trails unfurl around the pond, too. Golf enthusiasts here will enjoy proximity to Hopedale Country Club, a 9-hole semiprivate course. Cyclists can head to Milford to peddle on the Charles River Bike Trails.

Restaurants, shops and a drive-in nearby
Unlike neighboring towns and communities, residents here don’t have to drive far for shopping, dining and entertainment. The town’s quaint downtown area is lined with local businesses and restaurants like Beyond Full. The well-liked eatery, located within the 19th-century stone town hall building, is the spot for breakfast. When residents have a hankering for pizza, they place an order at Christiano Pizza, while Wanokura Restaurant is where locals sit down for Japanese. Groceries and the essentials are less than five miles away in neighboring Milford with stores like Shaw’s and Target. Hopedale is also near the Mendon Twin Drive-In, where residents pull up for double features under the stars.

With ample sidewalks and walking paths, Hopedale’s walkability sets it apart from neighboring communities. It sits between Route 146 and Interstate 495, which drivers can use for trips to Worcester and Boston. Worcester is just over 20 miles northwest, while Boston and Boston Logan International are about 40 miles northeast. Hopedale also has a small private airport, Hopedale Industrial Park Airport, that’s open to the public.
The scenic Northrop Street in Hopedale is great for walking pets.
Route 146 is one of the highways that Hopedale sits in between facilitating Worcester commuters.
