Ranch, manufactured homes on spacious lots
Ranch-style homes on spacious lots are prominent among the established housing that dots the community. Manufactured homes also are common. Prices typically range from around $100,000 to $200,000-plus. Newer options include multi-level designs and Craftsman-influenced farmhouses priced between the low $400,000s and mid-$500,000s. The growth of Hot Springs and other contemporary destinations such as Lake Hamilton has yet to encroach on Pearcy, which leaves plenty of affordable open land. In fact, land listings far outnumber home listings.Nearby waterways provide rural recreation
Neighboring communities are surrounded by the Ouachita River and Lake Hamilton, which offer some of the best fishing in southern Arkansas. The Albert H. Hulsey Fish Hatchery ensures that the nearby waters are stocked with trout, stripers, bass and other sportfish. The lake is set to host the World Bass Fishing Championships in 2026. Residents can launch their boats from Hill Wheatley Park in Rockwell. Oaklawn Racing Casino Resort is a popular Hot Springs attraction. Races are typically held Thursday through Sunday from December into May. Oaklawn, which opened in 1904, hosts “The Racing Festival of the South” each year. The series of races is highlighted by the Arkansas Derby, one of the premier prep races for the Kentucky Derby. Aside from the races, the casino is its own draw. It has offered traditional games of chance such as blackjack, craps and slot machines as well as sports wagering since 2019, when legislation was passed to expand its gambling options.Lake Hamilton schools located nearby

Lake Hamilton Primary, Elementary, Intermediate and Junior High schools are rated B-plus by Niche. Lake Hamilton Middle and High schools are rated B-minus and B, respectively. All of the schools share an expanded campus about 5 miles from the community.Highway 70 leads directly into Hot Springs

Little Rock is about 75 miles away. Closer to home, Memorial Airport in Hot Springs offers flights to Memphis and Dallas. Expanded commercial service is available at Bill and Hillary Clinton National Airport in Little Rock.Highway 70 provides access to retail and dining
U.S. Highway 70, also known as Airport Road, runs through the heart of the community. It is home to a Dollar General and the Pearcy Mall, which is a country store that provides groceries and gas. A firehouse and post office also are located along the highway heading east. Near the community’s schools on U.S. 70, residents can grab a coffee at Mug Shots and a meal at Mi Pueblito II. A Walmart Neighborhood Market is located in neighboring Rockwell about 10 miles away. Nearby dining options include Rise and Dine Café. The nearest retail store is in Hot Springs, but it, too is located, along U.S. 70.
