Train horns still sound in Cottage Grove — a sliver of a neighborhood formed around the Eureka Junction rail stop in 1910. Today, the White Oak Bayou Greenway connects to these tracks — offering pedal-loving locals a commuter path. The former gives locals easy access to one of the largest urban green spaces in the United States. "Another draw is the price point — properties are less expensive north of Interstate 10," says local Realtor Katharine Nichols, co-founder of the Lemon Grove Realty Group.

Cottage Grove is known for its Mediterranean-style townhomes
Just south of Cottage Grove's train trails is the new gated community of Lake Arabelle, a 180-unit townhome development of three-to-four-bedroom Mediterranean-style properties with Moorish tile roofs, balconies and shared gardens. West along that same longitude is the newly constructed Cottage Grove Lake, ringed by 4-story brick townhomes built with round archways and big covered balconies. The vast number of homes here are townhomes, but the original houses still standing are quaint national-style cottages and folk houses painted in cheery pastels with iron fences. The average home price in this area is around $500,000; many fall between the $400,000 and $500,000 range. However, a four-bedroom property just a 3-minute walk from Memorial Park recently sold for close to $700,000.

The White Oak Bayou Greenway connects to the train tracks at the neighborhood's northern edge. Pedal-loving residents can take this paved, creekside trail to the over 8-mile Heights Hike and Bike Trail or stay on and ride 3 miles toward downtown Houston. Cottage Grove has one small park, an eponymously named greenspace of roughly 4 acres with a playground and a baseball diamond. Just below I-10, neighbors also have easy access to the 1,500 acre Memorial Park. "It has walking and biking trails, sand volleyball courts, baseball fields and more. They also have a fantastic area called the Eastern Glades with a pond full of fish, turtles and ducks," Nichols says. "You aren't allowed to fish in the pond. It's more for peace and tranquility."

M-K-T is a popular mall day and night
There’s a burgeoning foodie scene here as in the rest of the Heights. Katy Road cuts south through Cottage Grove and turns into Washington Avenue, where there are two local eateries Nichols points to: Doña Leti's for Mexican and Porta'Vino for Italian. "Doña Leti's is very popular and always packed. Most days it's hard to find parking. Porta'Vino has an amazing wine section at a more discounted price than the grocery store. A lot of locals buy their wine there." Three miles from home on Shepherd Drive is M-K-T — a mall that is relatively new to the area and constructed from 5 repurposed industrial buildings. Locals travel here on their bikes along The White Oak Bayou Greenway. A yoga studio, and cute boutique stores like The Pop-Up Co-Op which sells home decor and clothes are among the malls destinations.

"You could walk to Memorial Park and a few restaurants, but most people in Houston like to drive," Nichols says. Houston Metro Bus also serves the area, connecting residents to the greater Houston region. William P. Hobby Airport is around 16 miles from the neighborhood via Interstate 45. East Houston Medical Center is 20 miles east along I-10. There's also an H-E-B 2 miles away on Shepard Drive for groceries. Of course, the The White Oak Bayou Greenway also connects residents to key places, and according to Nichols, they are only working on expanding it. The CAP index shows crime is relatively high here in the categories of burglary and larceny.
