Extravagance with a dollop of convenience
Picture a Sunday stroll past a melting pot of architectural eye candy and through the emerald-green expanse of Levy Park, before sitting down for a warm cup of coffee and a savory breakfast taco at the local favorite haunt, Slowpokes. It can be a routine with a home in Greenway-Upper Kirby, a section of Houston known for its wide array of coveted homes, its cornucopia of retail and dining amenities, and its proximity to the heart of the city. “That area is in very high demand, and expensive,” says local Realtor Karla Fonseca Kohnke of Forey Real Estate.

Shopping and more galore
This neighborhood includes part of what’s considered one of the most prominent commercial corridors in the area. Thoroughfares like Richmond Avenue and Kirby Drive here are jam-packed with shops, restaurants, fitness centers and more. One local resident characterized it as having every imaginable restaurant within a block. Among the area institutions is “The Original Carrabba’s” on Kirby Drive, which dates back to 1986. The chain is now owned by the company Bloomin' Brands, but the original family still owns the Kirby location and is popular in part for its chicken marsala and its crab cakes. Those looking for a more casual option can stop in at Trill Burgers on Richmond Avenue, co-owned by Houston rap legend Bun B, or grab that breakfast taco and coffee at Houston-area chain Slowpokes. Locals can knock out grocery shopping, meanwhile, at the expansive Greenway Commons shopping center, which features a Costco and a connected LA Fitness. Or they can do some retail therapy at the Highland Village shopping center, where there are myriad stores, ranging from Vineyard Vines to Crate & Barrel.

Variety abounds in this area
Homebuyers can find virtually anything they want in Greenway-Upper Kirby, from one-bedroom condos to ranch-style options to sleek contemporary houses. Choices span a wide timeline, too. Some homes date back to the 1930s, and there’s a good bit of new construction here as well. Some streets in this area scream suburbia, shaded by towering trees and lined with traditional homes on green lawns. Then there are condos here that provide more of an urban feel, placing residents right near all the commercial action. The traditional single-family houses in Greenway-Upper Kirby typically come with price tags from the $600,000s to more than $2 million depending on the square footage. Condos can start in the $100,000s and reach more than $1 million, and townhomes sell from the $300,000s to more than $1 million. “You pay to live in the heart of the city,” says Kohnke, who has been in real estate in the area for several years. The crime score here is slightly above the national average, according to the CAP Index, but mostly because of larceny.
