MacGregor is a home for creatives
Just east of the Medical Center Area while west of a large namesake park is MacGregor, an urban-suburban neighborhood in Houston’s Third Ward. A large portion of MacGregor is in the Third Ward Cultural Arts District, which was established as a sanctuary for local creatives in 2020 but contains cultural landmarks that trace back much farther. “The neighborhood's been around a very long time,” says Realtor Shonnan Brown of Engel & Volkers. “A lot of people live here because it’s easy to move around the city and it's not too far from downtown.” MacGregor’s dynamic community has gone through several lifecycles, from its Jewish origins to its African American history to its current iteration as a multicultural hotspot. Given the enclave’s unique character and centrality within the sacred inner loop (Interstate 610), it's no surprise home prices are skyrocketing. But for generational families, this has some downsides. “Of course, most of their houses are paid for but the property taxes are going up. It's challenging,” Brown says.
Touring Riverside Terrace
MacGregor’s Riverside Terrace is a tour through history with its unfolding midcentury modern mansions following the Brays Bayou. The area was originally developed in the ‘20s for new money families who’d earned their status through oil. This section and other residential areas of MacGregor, including Timbercrest and University Oaks, still maintain their residential character. In other areas, new and old come together, with weedy lots sitting next to modern condos. Most roads have more home styles than one could name all mixed in. Property prices are rising toward the millions in MacGregor, but it’s still possible to find a modest two-bedroom house, condo or plot of land from the $200,000s to the $300,000s. A four-bedroom fully-renovated Craftsman with a garage apartment could sell for around $630,000; a brick Tudor Revival built in the ‘30s on MacGregor's western side, near Medical Center Area, for around $900,000; and an elegant ranch-style overflowing with ivy near the bayou trail for over $1 million. With MacGregor being situated along the bayou which is prone to flooding, homebuyers might consider additional insurance.

Meeting up at Turkey Leg Hut
Aside from being known for its creativity and location, MacGregor is also home to Texas Southern University (TSU). Taking a mile walk over the bayou past homes in Riverside Terrace, a traveler would find themselves at TSU before coming to Houston This Is It Soul Food. Black owned since 1959, this warm place is a community staple, drawing in visitors from near and far. Another popular local eatery is the Cajun-inspired Turkey Leg Hut on Almeda Road. The restaurants signature dish is unsurprisingly the creole-seasoned turkey leg that practically falls off the bone. Though comfort food is easy to find, Retail is slim, but Rice Village's 16 blocks of shops and eateries all within walking distance is just over 6 miles west. For grocery needs, there's an H-E-B off South Freeway.
Texas Southern University is 15 minutes from downtown Houston.

Renewing McGregor Park
Houston’s vision for its parks system is to create an equitable, pedestrian friendly web of green spaces, and McGregor Park is just one recreational hub that’s reaping the benefits. Currently, it’s undergoing a renovation to the tune of 54 million, which is going toward upgrading its existing tennis areas, ballfields and pool while also expanding the Bayou Greenway Trails. But that’s only half of it. The city’s also building an amphitheater for outdoor entertainment and renovating the park’s plaza and playgrounds. A notable feature of the McGregor Park is its bronze statue of Martin Luther King Jr., which was erected in 2014 near a live oak tree and namesake boulevard that also memorializes him.

The Third Ward free electric shuttle service connects locals to employment, medical care and everyday essentials. The purple line of the Houston Light Rail cuts right through alongside MacGregor Park, offering more commuter options. William P Hobby is around 9 miles south when neighbors need to catch a flight.
Starting out at Lockhart Elementary School
Public school options in MacGregor are through the Houston Independent School District. A familiar pathway is Lockhart Elementary School, Cullen Middle School and Yates High School. The elementary and high schools both earn C ratings from Niche while the middle school scores a C minus. Yates High has two magnet programs: one for communications, and the other for maritime logistics. Brown says some parents opt for private education, sending their kids to St. Mary of the Purification Catholic Church, which is located in the neighborhood on Rosedale Street.
Visiting Third Ward Cultural Arts District
The Third Ward Cultural Arts District exists to honor the neighborhood’s Black heritage. An anchor of the district is the Trinity United Methodist Church, founded in 1848 as a house of worship for formerly enslaved people. In 2022, the church opened the Trinity Preparatory Academy, an affordable childcare center that only costs $150 a week. Meanwhile, the district’s Blodgett Urban Gardens were created in partnership with Texas Southern University to address food insecurity in Third Ward. The university’s environmental sciences students also utilize the grounds as a research facility. Project Row House – the transformation of a block of shotgun houses in Third Ward into artists' studios – hosts regular Summer Studios and Artist Rounds. Summer Studios provide summer residencies to art students, allowing them to transform the art houses into their own studios. Artist Rounds happen twice a year in March and October, utilizing the homes to feature exhibits from local artists that address questions, challenges and important community topics. Project Row House is organized and run by “The Magnificent Seven,” a prominent group of Black artists and advocates for the Third Ward community.
