The small but mighty Memorial Heights
For being as small as it is, Memorial Heights packs a punch. The neighborhood condenses a lot into its 1-square mile area, and it’s near a lot – including Houston Heights (just “The Heights” to locals). With around 45,000 people living here, Memorial Heights naturally has a compact feeling, but it balances this out by resting along the Brays Bayou Park and by having one of Houston’s largest green spaces just next door. "A lot of young professionals gravitate toward the area because you have everything you need here. It’s close to nightlife, the outdoors and you can can get to work easily,” says Realtor Katharine (Kat) Nichols, the co-founder of Lemon Grove Realty Group.
Memorial Heights is bordered by Shepherd Drive on the west and Washington Avenue on the north.

Night life off Washington Avenue
Memorial Heights is bordered by Shepherd Drive to the west and Washington Avenue to the north. Shepherd is currently undergoing a major renovation, replete with new bike lanes, traffic signals, landscaping and improvements to drainage and sidewalks. To head east down Washington is to experience Houston in all its glorious cultural color. Hispanic taco cantinas, bike repair shops and a locally coveted H-E-B grocery cozy up in buildings old and new. "Catalina Coffee Shop is out there and they have a line out the door on Saturdays. There's also a couple of barbecue places. Killen's and Truth. People feel very strongly about which one is better," Nichols says. "The night life is more in the Washington Rice Military section, a little bit outside of Memorial Heights," she adds. The area she's referring to is just over a mile east, and well known for its cocktail bars, from Forget Me Not to the Sugar Room.
H-E-B, is a well-known supermarket chain based in Texas well liked by Memorial Heights locals.

Zoning is loose in Houston
Hanging a right on any of Memorial Heights' cross streets leads to the area's residential areas, where palm trees and white oaks front some blocks with sidewalks and others without. Almost all the homes here are condos, and most of them are modern and brand new, offering a wide range of price points for homebuyers starting in the $300,000s. The most luxurious and sizeable new construction can reach the millions, even over the $2 million mark. Big contemporary modern Monterey mashups share real estate with boxy postmodern square condos with giant picture windows. Zoning is famously loose to nonexistent in Houston, which makes for adventurous exploration. It's easy to stumble onto a cool coffee shop in the middle of a neighborhood. When it comes to flood risk, "It depends on where you are. If you are closer to the bayou then yes, you’re more at risk. You'd want to carry flood insurance," Nichols shares.
Larger custom homes in Memorial Heights have tremendous curb appeal.

Star gazing at Memorial Park
The paved Buffalo Bayou Hike and Bike Trail winds throughout Houston for 17 miles. Though the trail connects to various parks, the eastern segment along the Buffalo Bayou Park is a favorite among Houstonians as it's shaded by trees. Locals can connect to both sides of the trail via the Rosemont Pedestrian Bridge, which passes over the bayou water. The trail flows east to west, making pit stops at canoe and kayak launches, a dog park, reflective art installations, and even a semi-upscale restaurant with overhead chandeliers. Flora is aptly named for its arboretum feeling, with tall windows letting the light in, surrounded by the park's greenery. Travelers can take the bayou trail east toward Memorial Park, connecting to its 1,400 acres. The park hosts a rotating calendar of events — from guided walking meditations to star gazing events led by the Houston Astronomical Society.

IB studies at Memorial Elementary School
Students may attend Crockett or Memorial Elementary School, Hogg Middle School and Heights High School within the Houston Independent School District. Memorial Elementary is particularly sought out as it has a burgeoning International Baccalaureate program. Outside of Crockett, which scores a B minus from Niche, all of these schools earn B plus ratings.

Taking the trail to downtown Houston
Locals have quick access to a bevy of Highways including Interstates 10 and 610. They can also use the Hike and Bike trail as a pedestrian path: "It's very easy to take it from the bayou to The Heights and even into downtown Houston if you work downtown. There are people who will take it to work, but not so much in the summers months when it's hot," Nichols says. Bus stops also dot the area, creating more commuter options. For emergency care and specialty treatment, Memorial Hermann Medical Center is 10 miles west on Glessner Road.
