A neighborhood north of the Buffalo Bayou

Rice Military might sound like an army base, but it's actually a trendy neighborhood 5 miles from downtown, just east of Memorial Park and north of the Buffalo Bayou. "The top things about this area are the proximity to downtown, the nightlife [along Washington Avenue] and the walkability," says local Realtor Ariel Villarreal of Coldwell Banker Realty. "If you live close to Washington Avenue, you can walk up and down there all day and not have to take a car. And then the abundance of parks and just how something is constantly going on." Residents are just a walk or bike ride away from a network of trails while being a short commute from places like The Galleria, the Museum District and Medical Center Area, making Rice Military appealing to those seeking an urban lifestyle grounded by proximity to nature. The neighborhood derives its name from Camp Logan, a former military training ground once located in the area, and the Rice family, whose fortune founded nearby Rice University.

Vertical living in Rice Military

With the Buffalo Bayou trail to the south providing a direct route to downtown Houston and the White Oak Bayou Trail to the north connecting Rice Military to Houston Heights, it’s no surprise an eclectic mix of urban professionals live here. “It’s a younger vibe over there for sure. And then you’ve got a lot of really cool house options,” Villarreal says. Most homes are two- to four-story townhouses and condos, some with rooftop views of the downtown skyline. There are also larger, single-family homes wedged between them. The European-feeling Caceres is a gated community with Mediterranean-style condos representing high-end homes costing between the high $600,000s to over $1 million. Detached townhouses and single-family homes typically fall within the same price range. Townhouses that share walls and modest condos can fall within the $200,000s to $500,000s, while luxury versions with high-rise views can top out at $1 million. Houses have short setbacks from the roads, and the streetscapes are dotted by mature trees.

Nightlife comes alive on Washington Avenue

Rice Military's Washington Avenue is known for its local bars from Clutch to Forget Me Not. It also has homegrown eateries, including El Tiempo Cantina for Tex Mex and Twisted Grilled Cheese, which serves spins on the classic sandwich with tasty sides. There's an H-E-B and a Walmart Supercenter less than 2 miles outside the neighborhood for grocery shopping. The mixed-use shopping, dining and wellness space M-K-T is 2 miles away. Rice Military includes the one and only Beer Can House

Just across Westcott Street is the Bayou Bend Collection and Gardens, part of the Museum of Fine Arts. The museum holds a massive collection of original paintings, decorative art, and furniture and hosts various events throughout the year. Another niche part of the event attraction is the folk-art monument, The Beer Can House, named for being covered in over 50,000 cans. Rice Military's founders funded Rice University

Public school pathways are through the Houston Independent School District – which participates in school choice. Students living in Rice Military commonly attend Memorial Elementary School, Hogg Middle School and Lamar High School. All of these schools earn B-plus ratings on Niche. Memorial Park is close by

Nellie Keyes Park offers a playground, open field, walking path and community garden on the neighborhood's northern side. Memorial Park, the largest greenspace nearby, was created on the former grounds of Camp Logan to honor the World War I soldiers who trained there. Athletes enjoy the park's tennis, softball and volleyball courts and newly debuted running complex featuring a 400-meter track. An 18-hole golf course and the Houston Arboretum & Nature Center are also located at Memorial Park. The arboretum has self-guided Habitat Hikes that pass through educational field stations immersing visitors in native wildlife. To the south, Buffalo Bayou Park's 160 acres contained more trails and art installations. "There's also an insane dog park down there where dogs can run through fountains," Villarreal says.

Downtown Houston is less than 5 miles away

Rice Military is in the 610 loop, Houston's outermost beltway. Traffic is known to be heavy, but that's fairly common citywide. “It’s just always going to be a busy area to be quite honest. But if that’s where you live, you can expect it,” Villarreal says. “If you want to live where all the action is at you have to deal with more congestion.” It's less than 5 miles to downtown Houston following Interstate 10, which intersects with 610.
