Spearheaded by the Spring Branch Management District, new commercial developments and trendy restaurants owned by award-winning chefs have started to pop up. These developments have made it a popular option only 10 miles from Downtown Houston. “It has that suburban feel to it because you get a bigger house and more land than you would if you lived in Downtown Houston, says Thalina Garcia, a Realtor associate with Nan & Co Properties that has nearly a decade’s worth of experience in the market. “It is one or two exits away from the 610 Loop and is in a growing area, making it attractive to potential homebuyers.”

Townhouses to million dollar contemporary listings
Spring Branch East has a collection of townhouses and condos for those looking for maintenance-free living. Ranch homes and Craftsman bungalow homes are perched on tight property lots. Old-growth trees and shrubbery add accents to lots with long driveways that lead to carports. The Spring Branch Management District has been developing eco-friendly homes in deed-restricted gated communities near Wirt Road. Attached properties can range from $150,000 to upwards of $550,000 for new construction townhouses. Ranch-style homes can range from $550,000 to just under $1 million, while contemporary homes can go for $850,000 to more than $1.1 million. "It is one of the hottest areas in the city," says Christopher Phan, a Realtor and founder of Truss Realty, who has sold homes in the area. "These homes are a little bit more affordable than some other Houston neighborhoods, and it's a chance to buy a new construction home for closer to a million dollars."

Learning in the highly rated Spring Branch ISD
Public school students attend the Spring Branch Independent School District, which earns an A-ranking on Niche and has more than 33,000 students. One potential path is the A-rated Valley Oaks Elementary, the B-minus-rated Landrum Middle School and the A-plus-ranked Memorial High School. Memorial offers students elective credits in STEM, business and industry, public service, arts and humanities and multidisciplinary studies. Parents can also send their children to private schools, and two popular choices are the School of the Woods and The Awty International School, both of which offer kindergarten through 12th grade. Each Spring Branch East subdivision has community green space, but Freed Park is a 15-acres with a community center. Children enjoy playing on the playground, while gatherings can happen in the shaded picnic pavilion. The park has multiple sports fields and courts, including two baseball backstops, a soccer field and pickleball courts, for the fast-growing sport. Locals can take a range of exercise classes, including Zumba, in the community center offered by the city of Houston. The Spring Branch Hike and Bike Trail spans 2.4 miles from Blalock Road to Wirt Road, connecting multiple parks to subdivisions with safe road crossings. The trail was so successful that additions have already been planned, with phase two development in the works.

Catching a METRO bus
Spring Branch East is benefited by the city of Houston’s METRO bus line. Featuring two lines, residents can hop aboard the 26 Long Point / Cavalcade line, which can be picked up along Long Point Road or the 72 Westview route, which has a stop at Westview Drive and Pech Road. Major interstates surround the community, including U.S. Route 290 and the newly widened Interstate 10. It is a few exits up from the Interstate 610, which encircles downtown Houston. The city has two international airports, including the William P. Hobby Airport, 20 miles away.

Severe weather and flooding possibilities

This area is pretty centrally located in Houston, TX because it sits close to two major expressways. With that being said, the quality of businesses vary by which direction you want to follow the highway. There are two major city malls within 10-15 minutes of driving, and there are some shops that are older and more original. There is a variety of shopping and services around tailored to lower, middle, and upper class citizens. It all depends on what you are looking to find.
