Like The Woodlands, but with newer homes

In recent years, Houstonians have found themselves craving the lifestyle of storied suburbs like The Woodlands while enjoying the taste of something new. Just 10 miles south of The Woodlands, Woodson's Reserve is a similarly planned community that's equally forested, but with homes that trace back to 2010 versus the 1970s. "Since it's a newer community, the trees are maturing, and I always like to say you can see things a little more," says the on-site lifestyle director, Laurie Hallowell. "Because in The Woodlands, it truly is the woodlands." The trees in Woodson's Preserve may not be so thick homes get lost in them, but they are everywhere. With 100 of the community's 700 acres preserved as natural areas, the intention is to maintain this verdancy for the long haul. Woodson's Reserve balances its back-to-nature feeling by being well connected to the rest of the metroplex, as Grand Parkway is just north. But Hallowell says staying close to home is easy and sometimes more inviting. "You want to be here. You don't need to really leave. You feel comfortable, you have friends, and hopefully everything you need is pretty close." Miles of trails create a commuter pathway throughout the neighborhood, making accessing nearby shopping and schools easy from a bike or golf cart.

Schools rated B plus to A on Niche

Students attend the Conroe Independent School District, which Niche considers Montgomery County's best public school system. Grand Oaks High School operates to the north and has a B-plus from Niche. Every day, over 3,300 teens enter this mammoth, castle-like school building built in 2018. Clark Intermediate School, which earns an A rating from Niche, opened in the neighborhood's southern section the same year to accommodate grades five and six. It's also already been recognized as the 7th best public middle school in Montgomery County, according to Niche. Meanwhile, Snyder Elementary and York Junior High Schools sit side-by-side less than 10 minutes west. Both maintain A-ratings from Niche.

Woodson Reserves members-only clubhouse

Kids in Woodson's Reserve bond and team up at the various playgrounds and tennis courts dotted throughout the community. Pirate Ship Park is a favorite among little ones for its wooden pirate ship playground with a slide and swings. A central gathering spot for the community is its private 9,000-square-foot clubhouse, which requires a key fob for access. Visitors come here to connect, study, conduct work meetings in various indoor spaces and workout in the 24-hour gym. The club is surrounded by forest and its large outdoor pool has an artificial beach-style entrance, a lazy river for leisurely floating and a lap pool for active swimmers. A catch-and-release pond is nearby, and it's one of six in the community, offering multiple spots for anglers. Hallowell says she often sees people enjoying peaceful moments on the swinging benches overlooking the water.

Book clubs and wine socials in Woodson's Reserve

Realtor Bill Smith, who's sold homes in greater Houston for 40 years and works for eXp Realty, says locals use a particular adjective when describing what it's like to live here: "They talk about the harmony of the neighborhood." Much of this cohesion comes from a robust event schedule creating regular touchpoints for community bonding. This includes after-school chess for teens, happy hour socials for seniors and movie nights outside at the pool that everyone can enjoy. The community hosts men's and women's clubs, including a Read Between the Wines Ladies Book Club and Guy's Night Out. While most events happen at the clubhouse, Hallowell says neighbors occasionally host wine socials in their driveways. "I try to keep it fresh and fun," Hallowell says. "Not everything has to be on the events flyer, and I tell people that."

Dining options surrounding Grand Parkway

Locals live close enough to the shopping corridor off Grand Parkway to where they could walk or bike to get groceries, grab dinner or catch a movie. For groceries, they have their pick of H-E-B, Kroger and Walmart. There are also several coffee shops, including the regional chain Summer Moon Coffee, the local favorite Trilogy Brew and the national favorite Starbucks. Woodson's Local Tap + Grand Kitchen serves a unique twist on Southern barbecue and specialty French-fry concoctions. In the evenings, the Regal Cinema has new releases and hot popcorn. Residents can also stop by PetSmart and T-Mobile, a nail spa, and several salons while they are there. For major retailers like Dick's Sporting Goods and Forever 21, they'll often head to The Woodlands Mall and Market Street, just 10 miles northwest.

Modern homes from Toll Brothers and Tri Pointe Homes

It's possible to find a home in Woodson's Reserve that backs up to pure forest. Backyards often feature inground pools for convenient dips on hot Texas days. Front yards have tidy landscaping capped by sidewalks, creating a comfortable path through the neighborhood. Properties were built from the 2010s onward, and while there are currently 12 subdivisions, several more are being built by Toll Brothers and Tri Pointe Homes. While Toll Brothers homes begin in the mid $400,000s for a home around 2,000 square feet, prices climb to over $1 million for something over 5,000 square feet. Tri Pointe Homes range from the high $300,000s to $700,000s. The neighborhood's architectural styles range from neo traditional to Mediterranean-style estates and homes are on 40 to 80 foot lots. The tax rate in Woodson's Reserve is 3.18%, and annual homeowners' association fees are $1,450. Though Houston is prone to flooding, Hallowell says it's not an issue here. The last major hurricane to hit this area was Harvey in 2017, and she says Woodson's Reserve was unaffected. The CAP Index Crime Score is 1 out of 10, lower than the national average of 4.

Downtown Houston is just 30 miles from home

While residents can hit the trails to get places locally, when it comes to getting around Houston, they'll need a car, as public bus transportation is non-existent here. The community is conveniently located off Grand Parkway, which forms its northern boundary. Locals can access other main highways and toll roads from this major thoroughfare, including the Hardy Toll Road in 3 miles and Interstate 45 in 5 miles. Traveling along the parkway leads to Memorial Hermann The Woodlands Hospital in 9 miles, George Bush Intercontinental Airport in 19 miles, and downtown Houston in 30 miles. Grand Oaks Church is in the neighborhood for a local house of worship.
