Why families like living in this Monmouth County neighborhood

About 6 miles west of the Atlantic Ocean, Ramtown is a suburban neighborhood in Monmouth County. This car-dependent community has easy access to the Garden State Parkway. Situated in the southeastern corner of Howell Township, Ramtown offers a family-friendly feel with highly rated schools, quiet streets, and nearby outdoor parks and activities.

Excellent schools in Howell Township

Families can expect a traditional public school model in which students attend the school linked to their home address. There are three highly rated schools clustered within the neighborhood:

  • Greenville Elementary School serving grades K–2
  • Ramtown Elementary School serving grades 3–5
  • Howell Township Middle School South serving grades 6–8
Students may advance to top-rated Howell High School. Alternatively, private parochial schools are nearby along East County Line Road.

The housing market in Ramtown

Homebuyers can find split-levels, ranch styles and New Traditionals in the neighborhood. Prices start in the low $400,000s and can reach $1.2 million. Some townhouses and condos are available between the lower $400,000s and upper $500,000s. About 96% of homes are owner-occupied. Overall, Ramtown is in high demand and homes sell quickly. “It’s close to Wall Township, but doesn’t have the price tags of Wall Township,” says William Russo, a Monmouth County native and agent at NextHome Peninsula Realty Group who sells in the neighborhood. However, the neighborhood’s cost of living is higher than the state average, with property values and household incomes above statewide averages.

The commute from Ramtown

Residents are drawn to Ramtown for its convenient location. “The location is 10 minutes from the beach, five minutes to the park and five minutes to the parkway,” Russo says. The Garden State Parkway extends north-south just east of Ramtown, connecting drivers to the rest of New Jersey. Park and ride systems facilitate carpooling and commuting. “There are also public transit pickups by the Parkway at exit 98,” Russo adds. Without traffic, commute time to Manhattan is between an hour and ten minutes and an hour and a half by car.

Shopping, dining and nearby amenities in Howell Township

In the middle of the neighborhood, Ramtown has a small concentration of businesses, including a Wawa, a pharmacy, a café and a fitness center. Some homes are within walking distance of these businesses. 91 Farmers Market is close by for groceries. About 16 miles away, Freehold Raceway Mall is a shopping and dining destination with national chains like Apple, lululemon and P.F. Chang’s.

  • Deerwood Park with pickleball courts, Little League fields and a playground
  • Manor Park with a basketball court
  • Stanford Brook Park with tennis courts
“Allaire State Park, the biggest park in the area, is right up the street,” Russo says. Here, you can hike the trails and fish in the Manasquan River, or explore the park’s history. Park visitors can also ride a vintage train or walk through Allaire Village, a living history museum that preserves a 19th-century iron manufacturing community. Additionally, Ramtown is a short drive from Point Pleasant Beach, Jenkinson’s Boardwalk and Jenkinson’s Aquarium, three family-friendly leisure destinations on the Jersey Shore.
