An abundance of split-level homes gives the neighborhood a classic suburban look. These homes may have pastel facades that speak to their 1970s and '80s construction, but some have been renovated with a cooler palette. Either way, the two-tone effect is present, with a brick lower level and a vinyl-sided upper level. Prices range from $650,000 to $730,000. These are quiet streets with simple names like Driftwood Drive and Cherry Wood Circle. Houses are placed back on the yard, framed by mature trees. “In the residential areas, there are usually plenty of sidewalks for walking or biking around,” says Farinhas. “Parents like that.” There’s always the option to go smaller or larger than a split-level home, too. In the $730,000 to $1.3 million range are expansive colonials or custom homes. Or, on the other hand, modest ranch-style homes are available in the $440,000 to $550,000 range. “Manasquan Reservoir is great, I trained for a half marathon there,” says Farinhas. This nearly 800-acre body of water about 3 miles north of Southard is a popular destination. Over a million visitors per year experience the trails, including the 5-mile perimeter path around the reservoir. There are also boat launches, for those who prefer fishing. There are other ways to get out on the water. Echo Lake Park is just east of Route 9 in Southard. It’s ideal for passive recreation, but a playground is available for scrambling on. For prekindergarten through second grade, students can start at Taunton Elementary, and then move on to Aldrich School for third through fifth grade. Both schools receive a B from Niche. As much as Route 9 is important for retail, it’s also the key path for commuters, as it leads directly to Interstate 195. Everything else in Southard is a residential street or a moderately larger thoroughfare that these streets feed into, like Lanes Mill Road. There are buses that run on Route 9, but many will take the 139 to the Port Authority in Manhattan. “We are a corridor, and people will commute to New York City,” says Farinhas. It’s about a 90-minute drive to cover the 70-mile trek.A few small businesses mixed in with big-box stores
Route 9 is the place to go when running errands or when in search of a place to eat. “Target, Zaxby’s, Walmart, Costco, Sam’s, they’re all practically at every corner,” says Farinhas. Additional grocers include Aldi and Shop Rite. But it’s possible to find smaller, locally owned options beyond these big-box names. Ottimo Café is an Italian restaurant with white tablecloths and classic menu items like pizza, seafood entrees and pasta. Kava Coffee House across the street serves breakfast, lunch and assorted treats in a moody setting with plenty of exposed brick and stone.
