Hudson Falls is a bedroom community in the Adirondacks
Hudson Falls offers modest homes and small-town vibes outside Glens Falls. An independent village in Washington County, the community is situated in the Adirondack Mountains in Northeastern New York. Aside from access to the region’s outdoor attractions, locals can also quickly get to city amenities and popular nearby events. “Its proximity to Glens Falls is definitely a high point for Hudson Falls,” says Celia Dillon, a licensed sales agent with Howard Hanna Real Estate Services, who’s been selling homes around the area for 25 years. “You’re also 10 minutes away from Lake George, and close to anything else happening in the Adirondacks."
Traditional home styles starting in the $100,000s
Dillon says the neighborhood attracts those looking to downsize and has Cape Cods from the early 1900s and ranch-style homes from the 1950s and later. The neighborhood also offers larger styles like colonial revivals and craftsman houses from the late 1800s to the mid-1900s. Properties sit in subdivisions with yards and driveways, some also have garages. “I would describe the homes as having modest prices,” says Dillon. Homes tend to stay on the market for about three weeks and typically sell for $100,000 to $350,000.
Early College Career Academy at Hudson Falls High
Kids may start at Hudson Falls Primary, which gets a C-plus from Niche, before going to Hudson Falls Middle, which also receives a C-plus. Hudson Falls High earns a B-minus and offers an Early College Career Academy to 11th and 12th graders.
Commuting via the Northway
U.S. Route 87, also called the Adirondack Northway, runs 45 miles south to Albany. “The Northway also takes you all the way up to Montreal,” says Dillon. The Glens Falls Hospital is just 4 miles west, while the Albany International Airport is located 50 miles south.
Shopping and dining along Main Street
There are popular local restaurants along Main Street, including DeNatale's for Italian eats, The Dog Shack for American favorites and I Love NY Pizza. The Argyle Cheese Farmer brings local dairy products to Hudson Falls. Hannaford is less than a mile north and Market 32 is less than a mile south for groceries. Residents can also head to Glens Falls for more shops and dining.
Neighborhood sports facilities, Six Flags close by
Derby Park provides tennis courts, a basketball court, baseball diamond, soccer field and playground to the village. Just east of Hudson Falls, the Kingsbury National Golf Club has an 18-hole course. West of Glens Falls, West Mountain is a 125-acre ski resort. Less than 10 miles north, Six Flags Great Escape features amusement rides and a waterpark. And 15 miles north, Lake George offers fishing and boating access, as well as a sandy beach.
Annual events throughout Washington County
The Strand Theater in Hudson Falls hosts concerts and local productions throughout the year. In May, the Glens Falls Brewfest lets locals sample a diverse selection of craft beers. The Adirondack Balloon Festival in September attracts visitors with hot air balloon rides and live music. And the Washington County Fair in August features amusement rides, fair food and live entertainment.
