Adams is near the city’s namesake beach but maintains some distance from traffic and tourists. “This part of south Huntington Beach is highly desirable. You’re about 10 minutes from the beach, and you’re right next to Costa Mesa and Fountain Valley,” says Chelsea Roger, a Realtor with Coldwell Banker and a lifelong local. Rising housing prices reflect that desirability, up roughly 12% from 2024 to 2025. “The prices have been low for a long time, but they’re starting to catch up. If you take the same exact lot size, house size and house condition in Goldenwest and put it in Adams, the price would go up by about $200,000," Roger says. "Still, 92646 here is one of the least expensive ocean-touching zip codes in Orange County.” Nearby shopping centers could be another factor in this price increase, considering two major complexes are on the neighborhood’s south side. That, in addition to walkable parks and schools, is usually what brings people to Adams.

Huntington State Beach and the Santa Ana River Trail
Huntington State Beach has surfing and sunbathing about 3 miles south, but other recreation spaces are even closer. The Santa Ana River runs just east of the neighborhood. While not swimmable, it’s popular with bikers for the Santa Ana River Trail, a 27-mile path that goes from Huntington Beach to Yorba Linda. It also connects to Fairview Park. The largest green space in Costa Mesa at nearly 200 acres, this park has an additional 7 miles of trails and is home to several endangered species. Wardlow Park, just west of Adams, has four baseball diamonds that host Huntington Valley Little League, and other pocket parks are nearby.

Budget-friendly mobile and townhomes in Adams
Adams housing prices are rising, but many listings are still lower than the median for Huntington Beach. Mobile home parks are on the neighborhood’s north side, above Yorktown Avenue. Units were built anytime between the 1960s and 2020s, and they range from $50,000 to $350,000. Townhomes typically have more inventory on the neighborhood’s south side, toward Adams Avenue. They were also built in the 1960s and often have renovations. They’re between $550,000 and $750,000. Ranch-style homes are more central in the neighborhood. They were mostly built in the '60s and '70s but usually have some updates. They hover around the city’s median and are between $1.3 million and $1.5 million, though they’re rarely on the market. Whatever the housing type, listings tend to move quickly. They sell in about three weeks on average, a faster turnaround than the national time-on-market.

“Everything you could need” at Adams’ shopping center
The intersection of Adams Avenue and Brookhurst Street is usually busy with shoppers. “Even though I live 10 minutes away in Seacliff, I’m always at that shopping center,” says Chrissy Reilly, a Realtor with Seven Gables Real Estate and a Huntington local for over a decade. “I love the convenience of Whole Foods, Sprouts Farmers Market, Target and Kohl’s in one place. It has pretty much everything you could need.” Reilly also recommends the local restaurant chains here. Woody’s Diner has comfort food with a 1950s surf theme, and with an in-house fish market, Market Broiler specializes in fresh seafood. Another shopping center is about five minutes west, and other popular spots are on the coast, in Downtown Huntington Beach and Pacific City.
With friendly service and a relaxed, beachy atmosphere, Woody’s Diner is a go-to spot for casual dining whether you’re stopping by after a surf session or just craving a great burger.

All As for Fountain Valley, Huntington Beach Schools
Oka Elementary is walkable on the neighborhood’s north side and scores an A from Niche. Talbert Middle gets the same grade, about a mile west. Huntington Beach High is the farthest from the neighborhood — a 3-mile car or bus ride — but scores another A. It’s also a California Distinguished School and ranks in Niche's top 10 best high schools for athletes in Orange County, ahead of about 100 others. The Pegasus School is a private option nearby for prekindergarten through eighth grade, where a holistic curriculum involves computer science, environmental education and visual arts. “A lot of people drive across LA to take their kids to this school,” Roger says.
Talbert Middle School educates students in Huntington Beach from grades 6th through 8th.
Huntington Beach High School is a California Distinguished School and dates back to 1903.

Celebrating Surf City
Downtown Huntington Beach, about a 10-minute drive from Adams, is a center for the city’s events. In early August, the US Open of Surfing celebrates surf culture with the world’s largest competition, featuring over 120 competitors and 700,000 attendees. Surf City Nights is a year-round market on Tuesday nights that features crafts, food, music and more. Surf City Spooktacular brings a costume contest and parade, while the Independence Day celebration has fireworks and a race.

Brookhurst Street to Interstate 405
While the neighborhood’s subdivisions are diverse, nearly every street in Adams has a sidewalk, and some thoroughfares have dedicated bike lanes. However, most people drive around Huntington Beach. Brookhurst Street goes about 10 minutes south to Downtown Huntington Beach and about 10 minutes north to Interstate 405. This freeway connects to nearby cities like Irvine and Long Beach, and commuters use it often. Orange County Transit Authority also operates the No. 35 bus on Brookhurst, and other routes are accessible around Huntington.
Adams, and the surrounding area, offers convenient access to major highways and public transportation, facilitating easy commutes.
Residents of Adams are a short drive away from downtown Huntington Beach, offering vibrant nightlife and cultural events.
