Edwards Hill is a small community on the west side of the city of Huntington Beach, less than 2 miles from the shoreline. Sea breezes and palm trees are part of the coastal setting. There's proximity to parks, equestrian amenities and other outdoor recreational spaces. "Huntington Beach is actually a very big city, and high density. But this little pocket of homes, I'd call it the Beverly Hills of Huntington Beach. It affords you very nice, luxurious properties, although you pay for it," says Daniel Finder, Realtor with the Finder Group with Douglas Elliman.

Multimillion-dollar homes with large lots, often on cul-de-sacs
The residential streets have sidewalks alongside low fencing, which gives the area a pastoral look. Palm trees, hedges and other greenery add to the scenery. There are no thoroughfares, and many streets are short or curved, so traffic is not an issue. Edwards Hill is known for luxury multimillion-dollar homes. "It's a rare, planned development of higher-end homes with large lots — some of the largest lots in Huntington Beach. I'd call the homes semi-custom, as many are very similar with Tuscan and Mediterranean styles, but some stand out a little differently," Finder says. Prices range from about $2.5 million to $5.2 million, depending on size, age and features. Cul-de-sacs are common, and lots are large, typically 1/4 acre to 1/2 acre. Most homes are between 3,000 square feet and 6,000 square feet, though there are some exceptions. Homeowners associations are standard. Some homes offer private pools or tennis courts; multicar garages are the norm. The CAP Index Crime Score is 1 out of 10, compared to the national average of 4.

Parks, a sports complex, a golf course and the beach nearby
North of the neighborhood is the sprawling Huntington Beach Central Park, which includes several lakes and east and west sections. The park is also home to the Huntington Beach Sports Complex, a disc golf course, a dog park and the Huntington Central Park Equestrian Center, which boards about 400 horses and hosts annual horse shows.
To the south, private establishment The Huntington Club has a variety of membership levels. Highlights of the club include an 18-hole golf course, racquetball courts, a fitness center, al fresco dining at the clubhouse and social events. Harriet M. Wieder Regional Park and Bolsa Chica State Beach are close by. Huntington Beach’s waterside attractions include a pier, an amphitheater and a bike trail.

High ranking schools, including a charter and a magnet high school
Students may attend Huntington Seacliff Elementary School and Dwyer Middle School, both of which earn an A-minus grade from Niche. A public charter school, the Kinetic Academy, has an A-minus and uses a STEAM-based curriculum and project-based learning model. The academy is authorized by the Huntington Beach City School District and serves transitional kindergarten through eighth grade. Huntington Beach High School, which receives an A, is home to the APA performing arts academy, making it a magnet school for the Huntington Beach Union High School District. The high school was established in 1906 and features an iconic bell tower.

Shopping and dining close to home and in downtown Huntington Beach
To the southeast, across Garfield Avenue, is Peninsula Marketplace, a shopping center with businesses like salons, a bank and a Ralphs Fresh Fare for groceries. Bagels, bowls and beverages are available from 602 Coffee & Acai. Rubio’s Coastal Grill offers Baja-style tacos and island-themed dishes. There are a few other shopping centers within a couple of miles of the neighborhood, providing alternate grocery options and an assortment of independently owned and chain businesses. It's about 4 miles to downtown Huntington Beach, where numerous shops and eateries fill the area around Main Street, up to the beachfront and pier. "A lot of the great fun activities are on Main Street," Finder says. Though Huntington Beach draws plenty of tourists, Finder says it's really a local's city. "When we go out to dinner in Huntington Beach, the reality is you pull up a chair and the guy to the right is a local and the one on the left is a local, too."

Most people drive; major roads include the Pacific Coast Highway
Some of the peripheral streets have bike lanes. The Orange County Transportation Authority, known as OCTA, offers bus service in the area, though Finder said pretty much everybody drives. State Route 1, otherwise known as Pacific Coast Highway, runs along the shore, and state Route 39 is to the east. There's access to Interstate 405 about 5 miles to the north.
