A playground for the Thundering Herd
Get used to green in the University District. Marshall University’s Kelly-green-colored block “M” is a common sight in this neighborhood — it’s home to the core of the school’s campus. In turn, the area is set up to provide services to what is West Virginia’s second-largest university, dotted with fast-casual restaurants and a selection of homes that are popular with students.
From Tudor’s to Chipotle, quick eats are in abundance
The neighborhood’s main drag, Fifth Avenue, is lined with various restaurants — mostly spots for a quick bite like Chipotle, Subway and Arby’s. There’s also a location of the popular West Virginia-based chain Tudor’s Biscuit just south on Maple Avenue. The menu at Tudor’s includes breakfast sandwiches like the Rocket with steak, egg, cheese and potato and the Thundering Herd, a tribute to Marshall’s sports teams, stacked with sausage, potato, egg and cheese. Ranchito Grill & Bar, on Third Avenue to the north, is a spot to sit down for a margarita and tacos, while Fat Patty's Huntington just west is known for its burgers. Downtown Huntington is within walking distance for many residents, too, where there are more restaurants. Also, people here can grab groceries and other essentials at Kroger, Dollar General or Dollar Tree, all located along Fifth Avenue.

Riverside relaxation is always close by
The University District is less than 2 miles from the Harris Riverfront Park. On the banks of the Ohio River, it offers walking paths and benches to relax along the water. The space features a playground and an outdoor amphitheater, too. The Marshall Campus Quad is a grassy expanse with plenty of space to toss around a frisbee with friends or to simply lay out on a blanket. Students also have the 123,000-square-foot Marshall Recreation Center nearby, which includes a 17,000-square-foot fitness and weight room and a three-lane indoor pool. There are recreation center membership options available for alumni, employees, friends and affiliates, too.

Established homes with rental potential
Colonial-style homes date to the early 20th century make up most of University District's inventory. These properties average 1,564 square feet, and it’s common for them to be rented out to students who can reach campus by foot in minutes. “The kids who live in the houses directly adjacent to the university, those are college kids for the most part,” says Whitney Hood-Gesner, a local Realtor with Hood Realty Company and a lifelong Huntington resident. Houses can sell for $20,000 to $120,000, depending on the condition. There are multiple apartment complexes here as well. The area’s Cap Index Crime Score of 6 out of 10 is slightly higher than the national average of 4.

Marshall’s campus is an entertainment hub
Joan C. Edwards Stadium is Mashall’s football stadium and seats more than 30,000. Thundering Herd football game days are one of the major recurring events in the neighborhood, across several Saturdays each fall. “There’s tailgating and they block off some of the streets,” Hood-Gesner says. “A lot of the parking lots around the football stadium rent spots for tailgating. It’s a typical college gameday atmosphere.” Those who enjoy performing arts can see a range of free recitals and jazz and orchestra concerts at Marshall’s Smith Recital Hall — the shows are open to the public. More music is available at Ninth Street Live, a series of outdoor concerts downtown on Fridays from mid-May to late August. And there are multiple farmers markets in the city, including one at the Pullman Square shopping center downtown on Wednesdays and Saturdays from May to October.
