New developments close to Redstone Arsenal and Cummings Research Park
Monrovia's flat, open farmlands once created the perfect conditions for Erle and Wilburn Douglass to begin their cotton gin. Jeff Gin, as it was called, began in 1956 and soon grew into a thriving business for the brothers. Today, Jeff Gin Company still operates in Monrovia, but due to recent residential developments, the family business may be closing its doors by the end of 2024. Since the 1990s, new subdivisions and commercial conveniences have been popping up all over the unincorporated community. DeLisa Locke, a local Realtor with RE/MAX Alliance, says that Monrovia's central location is one of the main catalysts for this growth. "When people started to realize they could get more house in the outlying communities and still easily get to work, everyone started to move out there." She adds, "It's within 20 minutes of Redstone Arsenal and Research Park," which "is the second largest research park in the country."
New subdivisions around the commercial corridor
Most homes feature new traditional architecture and at least three bedrooms, with a bonus room above the attached garages. These houses usually sit on quarter-to-half-acre lawns, with backyards big enough to add an in-ground pool and still have room for the dog to run around. The newest housing developments can be found near the highway, around a large commercial corridor. There are two-story townhomes with private back patios and detached contemporary craftsman homes in HOA subdivisions. Like most of Madison County, Monrovia homes feature brick exteriors that are sturdy enough to survive tornado season every March through May. Today, Monrovia's listings tend to fall within the $300,000 to $600,000 range.
All Purple Star Schools in Madison County
Monrovia students are zoned for Madison County Schools. All of the schools in this district are certified Purple Star Schools, with various programs designed to help students from military families adjust to their new schools. Monrovia Elementary, Monrovia Middle and Sparkman High School all score A-minus' on Niche.
Easy commute to Redstone Arsenal and Research Park
Monrovia sits near the west edge of Madison County, just 10 miles north of Huntsville and the City of Madison. Ardmore Highway runs along the neighborhood's eastern edge. It intersects with Research Park Boulevard, which connects to Redstone Arsenal and the Research Park in 10 to 15 miles. Highway 72 serves as Monrovia's south border and connects to Downtown Huntsville. While the highway can get congested around rush hour, "there's several entrances to Monrovia, so you don't have to sit in traffic on 72," Locke says.
Everyday shopping and dining along Highway 72
Most of the shopping and dining in Monrovia is found along Highway 72. National fast-food chains and big box retailers like Lowes and TJ Maxx cluster around this corridor to form a typical suburban power center. There are a few local hot spots sprinkled between the department stores. Residents can pull up to ChuckWagon BBQ for smokey Texas-style brisket or stop by Daylight Donuts for a tasty treat before commuting to work. Towards the center of the neighborhood, Walmart Neighborhood Market and Publix make getting groceries a breeze.
Babe Ruth baseball leagues practice at Phillips Park
Babe Ruth baseball and softball leagues play on the fenced-in fields at Phillips Park. During the Saturday games, kids too young to compete can climb on one of the three playgrounds weaved between the ballparks. There's also a sandbox with toys to share, a few walking trails and an outdoor gym with 11 fitness stations. When it's raining, folks head to the indoor track and basketball courts at the Monrovia Community Center or walk next door to visit the local library.
