Originally settled in the late 1800s as a Washington, D.C., streetcar suburb, Hyattsville has been a commuter hub ever since. Today, the suburb's 21,000 residents make the 8-mile trip southwest via several direct thoroughfares and the Metro Green Line. But Victoria Brown, an associate broker with Fairfax Realty Elite and a former Hyattsville resident, says the Prince George's County community’s growth makes it more than just conveniently located. “There’s tons of new housing and restaurants in the Gateway Arts District, and there are some great community events, like the arts festival and the zombie run.”

The Metro’s Green Line offers rides to downtown D.C.
Hyattsville has two Metro stops: Hyattsville Crossing and West Hyattsville. Both follow the Green Line, reaching the Mount Vernon stop near downtown D.C. in about 40 minutes. The Riverdale Maryland Area Rail Commuter station, a mile east of Hyattsville, also offers rides to Union Station in the same amount of time. Several Prince George’s County and Washington Metropolitan Area Transit Authority bus stops are in the area. Driving southwest on U.S. Route 1, U.S. Route 50 or Maryland state Route 500 all leads to D.C. Though the drive is only 8 miles long, traffic can make it take 30 minutes to an hour. Ronald Reagan Washington National Airport is 13 miles southwest, while Dulles International Airport is 35 miles west. MedStar Washington Hospital Center is the closest hospital, 5 miles southeast.

Italianate storefronts and contemporary-style apartment complexes coexist in the Gateway Arts District, which spans 2 miles along U.S. Route 1. The walkable strip houses coffee shops, art galleries and eclectic restaurants. “A lot of the arts district was developed by EYA, which is the same group that helped develop U Street in D.C., so it feels like a proper downtown area considering it’s in a suburb,” Brown says. In September, food trucks, live musicians and local artists fill the street for the Hyattsville Arts Festival. Over 100 retailers are available in The Mall at Prince George’s, the county’s largest shopping center.

Prince George’s County Public Schools and a few private Catholic options
Hyattsville is within the Prince George’s County Public Schools system, graded a C-plus by Niche. There are two elementary schools and two middle schools here. Every student attends Northwestern High School, where Jim Henson, creator of “The Muppets,” graduated in 1954. His legacy lives on with the school's magnet program, the Jim Henson Academy of Visual & Performing Arts.
St. Jerome Academy is a Catholic school serving prekindergarten through eighth grade students. The all-boy DeMatha Catholic High School earns an A rating. There are 13 parks in Hyattsville. The 32-acre David C. Driskell Community Park is the largest green space in town and hosts several community events. Every October, locals dressed in torn clothes and blotchy makeup race in the Hyattsville Zombie Run 5K, which starts and ends at the park. A portion of the Anacostia Tributary Trail System and its namesake stream pass through Hyattsville. The paved trail is part of the 3,000-mile-long East Coast Greenway, stretching from Maine to Florida. However, Brown says locals use it to bike to D.C. “This is a big bike-riding community, whether people are commuting to D.C. or just exercising. There are bike racks and bike lanes all over town.” Residents can expect muggy summers and cold winters, with about 13 inches of snowfall per year.
