Master-planned community puts Lake Tahoe recreation front and center
Private beaches, ski slopes and luxury mountain cabins provide scenic views from every vantage point in Incline Village. This master-planned community on the shores of Lake Tahoe was designed to appeal to outdoors enthusiasts. From mountain biking to hitting the slopes to enjoying a hot beverage on the deck in the crisp air, residents find many reasons to get a home in Incline Village. “What sets Incline Village apart from other Lake Tahoe communities is the recreation amenity package that comes with home ownership here,” says Bruce Soli, a broker at Engel & Völkers Incline Village with 15 years of real estate experience. “Three private beaches are set aside for homeowners. The beaches are exclusive to homeowners and guests; other beaches in Lake Tahoe are shared with the public.”

Golf courses, Diamond Peak Ski Resort and private beaches
The community’s private beaches and amenities are available to the public, albeit at a much higher rate. “Incline Village homeowners enjoy deep discounts at Diamond Peak Ski Resort, the recreation center, the tennis complex and area golf courses,” Soli says. Diamond Peak Ski Resort is the most convenient place to hit the slopes, but skiers and snowboarders can try out the many different resorts surrounding Lake Tahoe from their home base in Incline Village. The Incline Village Mountain Golf Course and the Incline Village Championship Golf Course keep golfers entertained, The Incline Village Recreation Center offers group fitness classes and an indoor swimming pool that is ideal for when the weather turns frosty. There is no shortage of outdoor adventures: locals unwind at Preston Field & Playground, paddleboard on Lake Tahoe and walk along Tahoe East Shore Trail, which connects Incline Village to Sand Harbor State Park, a 55-acre beach with a boat launch, nature trails and picnic sites. Weather is something to watch here. While the summers see temperatures in the 70s and low 80s, winter is another story. The city gets more than 10 feet of snow annually with the snow starting in October and ending in May.

Tourism destination and California tax haven
Like the rest of Lake Tahoe, Incline Village’s primary industry is tourism and recreation. The area draws millions of visitors every year to its ski resorts, lakeside activities and hiking destinations. Because it’s in Nevada on the California state line, Incline Village has become a tax haven for wealthy Californians who want to sidestep the state’s high taxes.

Luxury mountain cabins overlooking Crystal Bay
Lakefront homes perch above the teal-blue waters of Crystal Bay, the part of Lake Tahoe that Incline Village overlooks. Homes are surrounded by evergreen trees and the Sierra Nevada Mountain range. Some feature private gated driveways. “Since Covid, there has been a pretty good influx of year-round residents moving here for the lifestyle prior to retirement. It’s heavier on full-time residents than it was before, but the majority are second homes,” says Soli. Homes with generously sized garages, large windows and wooden exteriors of contemporary cabins blend in with the forest. Many have stone accents, whether it be the siding or granite countertops. Homes range from a one-bedroom, one-bathroom condo in the heart of the village for $380,000 to a seven-bedroom, eleven-bathroom lakefront mansion with a private dock for $76 million. Most three to five-bedroom homes cost seven figures.

Incline schools elevate education
The community is within the Washoe County School District, which earns a B rating from Niche. “The schools are great; I’m pleased with my kids’ education,” says Soli, who is also a resident of Incline Village. Students start their education at Incline Elementary School and Incline Middle School, which both earn B grades from Niche. Those looking for an alternative to public school might consider Lake Tahoe School, which serves prekindergarten through eighth grade. After graduating, 96% of the school’s students go on to take honors classes in high school. For their final four years, students go to Incline High School, which earns an A-minus grade. The University of Nevada, Reno at Lake Tahoe has a small presence here. The 18-acre campus has about 10 classrooms, a media center and a couple of art galleries. The branch of the state university offers, among other things, a certificate in Sustainability.

In South Outer Reno, the mountain life takes center stage. According to Kristen Gil from Dickson Realty, Inc., there’s a lot this neighborhood has to offer in the way of nature, and it shapes the whole community. “There’s the snow and the lake. There’s the Diamond Peak ski resort. There’s golf. It’s a very small community. They have multi-million-dollar houses on the water. It’s busier in the summertime because a lot of people don’t like to deal with the snow. They live there in the summer and do what we call ‘ski leases,’ leasing their homes out to skiers for the whole winter.” Whether it’s skiing, relaxing by the lake, or enjoying a meal from any of several local restaurants, this corner of Nevada has something for every leisurely moment.
Mt. Rose and Lake Tahoe draw many visitors each year for their skiing and snowboarding resorts. At Idlewild Park, the Sensory Garden offers garden grandeur themed to please all five of the senses. Visitors can see, smell, hear, touch and taste the offerings of the garden’s planter beds. Kids of all ages can enjoy the large structures at the Reno Arch Lions Den playground. Golfers can make a 32-mile drive to Somersett Golf & Country Club to hit the ranges.
Homes in this area are secluded in the mountainous area and have storybook-like qualities to their styles. The neighborhood has many modern homes, frequently single- and two-story homes with multi-car garages. There are also Craftsmans with terra cotta roofs and homes with distinct A-frames that show Tudor-like influences. These homes are often nestled right in the forest, among the Jeffrey pines, white firs and cedars native to the area. Homes in this area can range from $845,000 on the lower end to $4.4 million.
Both Lupitas and Buenas Grill serve authentic and affordable Mexican food from soups to burritos and ceviche. Thai Recipe offers an array of traditional Thai dishes like curries, noodles and more. Residents can also visit Inclined Burgers and Brews or T’s Mesquite Rotisserie for burgers and barbecue. Grocery shopping can be done at Grocery Outlet, the local market or Raley’s, which is closer to the Reno area. Some residents will even make longer drives to get groceries. “A lot of residents in Incline Village will drive down to Reno for the bigger shopping places like Costco, because there’s not a lot of shopping in that area,” Gil says. Bowl Incline has been a Lake Tahoe staple for over five decades, not only being a bowling alley but also a place for family fun and business gatherings alike. With its outdoor patio, craft food and drinks and numerous activities, residents can hold events and make great memories. A visit to the Chocolate Nugget Candy Factory will indulge customers in treats like award-winning peanut brittle and chocolates made from simple ingredients.
Students may attend schools in the Washoe County School District. Caughlin Ranch Elementary School received an A-minus rating from Niche. BD Billinghurst Middle School received a B-plus.
