The beaches are exclusive to homeowners and guests; other beaches in Lake Tahoe are shared with the public.”

Golf courses, Diamond Peak Ski Resort and private beaches

The community’s private beaches and amenities are available to the public, albeit at a much higher rate. “Incline Village homeowners enjoy deep discounts at Diamond Peak Ski Resort, the recreation center, the tennis complex and area golf courses,” Soli says. Diamond Peak Ski Resort is the most convenient place to hit the slopes, but skiers and snowboarders can try out the many different resorts surrounding Lake Tahoe from their home base in Incline Village. The Incline Village Mountain Golf Course and the Incline Village Championship Golf Course keep golfers entertained, The Incline Village Recreation Center offers group fitness classes and an indoor swimming pool that is ideal for when the weather turns frosty. There is no shortage of outdoor adventures: locals unwind at Preston Field & Playground, paddleboard on Lake Tahoe and walk along Tahoe East Shore Trail, which connects Incline Village to Sand Harbor State Park, a 55-acre beach with a boat launch, nature trails and picnic sites.
Weather is something to watch here. While the summers see temperatures in the 70s and low 80s, winter is another story. The city gets more than 10 feet of snow annually with the snow starting in October and ending in May.

Tourism destination and California tax haven

Like the rest of Lake Tahoe, Incline Village’s primary industry is tourism and recreation. The area draws millions of visitors every year to its ski resorts, lakeside activities and hiking destinations. Because it’s in Nevada on the California state line, Incline Village has become a tax haven for wealthy Californians who want to sidestep the state’s high taxes.

Luxury mountain cabins overlooking Crystal Bay

Lakefront homes perch above the teal-blue waters of Crystal Bay, the part of Lake Tahoe that Incline Village overlooks. Homes are surrounded by evergreen trees and the Sierra Nevada Mountain range. Some feature private gated driveways. “Since Covid, there has been a pretty good influx of year-round residents moving here for the lifestyle prior to retirement. It’s heavier on full-time residents than it was before, but the majority are second homes,” says Soli. Homes with generously sized garages, large windows and wooden exteriors of contemporary cabins blend in with the forest. Many have stone accents, whether it be the siding or granite countertops. Homes range from a one-bedroom, one-bathroom condo in the heart of the village for $380,000 to a seven-bedroom, eleven-bathroom lakefront mansion with a private dock for $76 million. Most three to five-bedroom homes cost seven figures.

Incline schools elevate education

The community is within the Washoe County School District, which earns a B rating from Niche. “The schools are great; I’m pleased with my kids’ education,” says Soli, who is also a resident of Incline Village. Students start their education at Incline Elementary School and Incline Middle School, which both earn B grades from Niche. Those looking for an alternative to public school might consider Lake Tahoe School, which serves prekindergarten through eighth grade. After graduating, 96% of the school’s students go on to take honors classes in high school. For their final four years, students go to Incline High School, which earns an A-minus grade.
The University of Nevada, Reno at Lake Tahoe has a small presence here. The 18-acre campus has about 10 classrooms, a media center and a couple of art galleries. The branch of the state university offers, among other things, a certificate in Sustainability.

Year-round activities, shopping and dining around Lake Tahoe

Lake Tahoe offers year-round activities such as fishing, wine tasting in Tahoe City and live music in Truckee on First Fridays. For groceries, residents can go to Raley’s, which is centrally located, or shop at Grocery Outlet, which recently opened. A natural foods grocer is also coming soon to the area. For dining out, Tunnel Creek Station Café offers breakfast and lunch, and Alibi Ale Works serves up local craft beers.

Getting around using Tahoe Truckee Area Regional Transit

Thanks to Tahoe Truckee Area Regional Transit (TART), there are several bus stops along Tahoe Boulevard, which circles Crystal Bay. This free bus route runs southwest along Lake Tahoe, ending in Tahoma. To get to Diamond Peak Ski Base, the green and blue lines run between Incline Village and the resort. Incline Village Community Hospital is right in the center of town. There are regional airports in neighboring Carson City and Truckee. The main airport for the area is Reno-Tahoe International Airport, 33 miles north.

Low crime scores compared to state and national averages

Incline Village is within the purview of the Washoe County Sheriff’s Office. Its violent crime and property crime rates are well below the statewide and national averages, according to FBI stats. There were 101 violent offenses reported in December 2023, for instance, putting it about 50% below the statewide average and 30% below the national average.
