The entry-level homes that comprise most of the neighborhood include ranch-styles, raised ranch-styles, traditional and bungalows. Most sell for between $175,000 to $300,000. Many have one-car garages although some homes include a two-car garage. These homes, built mostly in the 1950s and 1960s, sell more than twice as fast as the U.S. average of 44 days. Several commercial properties and warehouses line Truman Road.

Independence celebrates illustrious frontier past every Labor Day
Labor Day Weekend is a big deal in Independence. Every year, residents and visitors gather to pay tribute to Independence’s place in history as the starting point of the Santa Fe, California, and Oregon Trails. Attendance at SantaCaliGon Days has grown to over 300,000 people since it started in 1940. The event takes place in Historic Independence Square, and admission is free except for the carnival.
Location on MO. Route 291 makes for easy commuting
Valley View is right on Missouri Route 291. Around 6 miles to the south, this road turns into Interstate 470 close to Blue Springs and Lake Tapawingo.
Interstate 435 is 10 miles to the west of Valley View conveniently connects to Interstates 70 and 35. Although most people get around by car, public transportation is an option with IndeBus stops along 24 Highway and Truman Road. There’s also a bike lane that runs north and south along South Lee’s Summit Road.
Locals can take their bikes on the Ride KC Bus at Independence Metro Transit Center.

There’s an increased risk of flooding along E. Truman Road at the south end above E. 3 Terrace South and in the northeast section of the neighborhood.
