About 10 miles south of the state capital, Indian Hills’s rolling terrain gradually increases in elevation westward, where it meets the Sierra Nevada and Lake Tahoe. Parks and hilly deserts are between growing residential communities and retail centers. “It’s very rural, with many horses, new subdivisions and big houses within 2 to 3 miles,” says broker associate Lorie Chapman with Sierra Sotheby’s International Realty, who has over two decades of experience. “It’s a diverse area but very spread out unless it’s a subdivision or golf course.”
Indian Hills was established on the Eastern Slopes of the Sierra Nevada mountains which provides the community with fresh water and beautiful vistas.
Recreation in Indian Hills means expansive meadows of native sage brush, and tremendous views of snow capped mountains.

Athletic fields, playgrounds and the Clear Creek Trail System
James Lee Memorial Park has athletic facilities, ranging from a baseball field to tennis courts. The park also includes a disc golf course, a skate park and a playground, which is fenced on the sides it shares with the road and parking lot. “There are just endless activities,” Chapman says. “There’s fishing, horseback riding, open trails you can take off-highway vehicles into — it’s very country.” The Clear Creek Trail System’s 30-mile path runs through the Indian Hills neighborhood, connecting the local trails of Clear Creek and Jack’s Valley, both cutting through a habitat management area.
The Clear Creek Trail system brings people from outside Indian Hills to partake in the over 30-miles of trails to explore on foot or bike.
James Lee Memorial Park is the main athletic facility in Indian Hills offering full sized tennis courts, baseball fields, and a disc golf course.

Property and home variety from subdivisions to a gated community
Subdivisions hug the sides of U.S. Highway 395, and other residential roads branch off Jacks Valley Road. These communities have homes that vary architecturally from ranch-style to multistory contemporary and postmodern. Depending on property size, which increases in the neighborhood’s western region, these single-family homes range from $330,000 to $2 million. Townhouse-style condos are also an option, many with a modern flair. These homes cost between $375,000 and $575,000
The Clear Creek Tahoe development is in far western Indian Hills, where custom estates vary from lodge-like with stone and wood exteriors to modern, many with expansive mountain and forest views. Prices start at $3.3 million and go to about $12.3 million, depending on home and property sizes.

Schools and hands-on learning in Douglas County
Douglas County School District serves Indian Hill, with schools including Jacks Valley Elementary, Carson Valley Middle and Douglas High. All institutions earn B-plus grades from Niche. Douglas High School offers various hands-on learning experiences, including military programs such as Junior Reserve Officer Training Corps and Career and Technical Education classes ranging from education to digital game development.
Jacks Valley Elementary is located in central Indian Hills in a quiet and picturesque location.
Carson Valley Middle School is about 15 minutes South of Indian Hills, and has great outdoor facilities for children.

Lake, city and airport access via highways and Interstate 580
The U.S. Highway 395 runs north and south through eastern Indian Hills, tying it to Carson City in about 10 miles. Interstate 580 intersects U.S. 395 and connects the area to the Reno-Tahoe International Airport, which has over 20 nonstop domestic flights and is just over 35 miles away. The U.S. Highway 50 branches west off I-580 and travels roughly 20 miles to Lake Tahoe. Though some regions of Indian Hills are rural, it is served by the Douglas County Sheriff’s Office. The neighborhood receives a 2 out of 10 CAP Index Crime Score, while the nation earns a 4.
Shopping centers on U.S. 395 with retailers and local restaurants
Trader Joe’s, Walmart and various national retailers are on U.S. Highway 395 and near the Carson Valley Plaza shopping center. Fast food chains and the local Mexican restaurant La Salsa Grill are nearby. A Raley’s anchors one end of the Eagle Station strip mall, and a Kohl’s anchors the other. Casinos, including Dotty’s and Bourbon Street, are in between. In the strip mall, the smell of breakfast and lunch food cooking wafts to booths at Peg’s Glorified Ham n Eggs, a contemporary diner with an open kitchen.

Local climate and the East Fork Fire Protection District
With vast natural spaces in a dry region, Indian Hills has an elevated wildfire risk. Various fire stations in the East Fork Fire Protection District serve regions of the area. “Indian Hills is right below the snowline, so they’ll get snow, but it’ll just melt off by noon,” Chapman says and points out that west toward the Sierra Nevada is entirely different, with snow that sticks around through winter.
