Indianapolis has dozens of historic districts and preserved neighborhoods filled with beautiful architecture, walkable city streets and access to the best of what Indy has to offer. But Cottage Home not only stands out for its adorable homes, but also its caring residents. Bound by 10th Street to the north and Michigan Street to the south, the neighborhood is known for its variety of cottage-style homes, proximity to the Mass Ave Cultural District and a neighborhood association that throws one of the best block parties in the city. “It’s my favorite neighborhood in Indianapolis,” says Dylan Hostetter, a broker with Century 21 Scheetz who also grew up in the neighborhood. “My parents moved here in 1983 and bought a home for $500. People moved here because they loved the history and wanted to renovate, and they initiated this community.”

A variety of historic cottage homes
As the name suggests, Cottage Home is filled with a large collection of late 19th-century and early 20th-century cottage-style homes. The neighborhood was platted between 1865 and 1868 and experienced a boom of construction from 1870 to 1900. Homes in this walkable neighborhood reside on grid-like streets under tall, mature trees. Cottages in the neighborhood have Queen Anne, folk Victorian, Italianate and shotgun-style architecture that feature turned posts, gingerbread-trimmed porches and scalloped shingles. Homeowners care deeply about the neighborhood’s history, and the neighborhood has a historic conservation plan that guides all new construction to keep new buildings in line with the area’s historic character. The average price for houses in Cottage Home is $475,000, but prices range from $150,000 for a complete fixer-upper to nearly $1 million for a 3,000 square-foot remodeled home with a carriage house. Many homes fall between $300,000 to $500,000. “You don’t see a lot of listings,” Hostetter notes. “There’s still opportunities to buy and renovate and some lots, but most of the homes have been spoken for.”

Close to Mass Ave and the Bottleworks District
New restaurants and old watering holes surround Cottage Home. Residents can start their day with a hand-rolled sourdough bagel from Sidedoor Bagel. King Dough has some of the city’s best pizza, made with fresh seasonal ingredients baked in a bubbly crust. For dinner, locals might go to the dog-friendly Natural State Provisions for home-style comfort food. Neighbors meet for drinks at Dorman Street Saloon, the neighborhood’s staple dive bar, which is instantly recognizable by the Royal Crown Cola mural near the entrance. Cottage Home is steps away from the Mass Ave Cultural District, a great place to spend the day eating, shopping and bar hopping. Locals and visitors alike also go to the Bottleworks District, a chic development located in the historic Indianapolis Coca-Cola bottling plant that features a boutique hotel in an Art Deco building, an upscale movie theater, drinks and games at Pins Mechanical Co., and The Garage Food Hall, a 38,000-square-foot market filled with local eateries and vendors. Whole Foods and Needler's Fresh Market are nearby for groceries.

Access to a beloved community park and the Monon Trail
Cottage Home is known for its community-owned park and gathering space. Residents roll up their sleeves at the community garden, throw birthday parties at the shelter house and get together for play dates at the playground. Locals walk a few blocks south to Highland Park to watch the sunset over the Indianapolis skyline. Walk or bike the Monon Trail, a 25-mile paved path that follows the old Monon Railroad and connects cities and neighborhoods to downtown Indy. Also nearby is the Indianapolis Cultural Trail, which threads together six unique cultural districts over a paved 8-mile trail.

Close to I-70
The neighborhood is both walkable and bikeable, but many residents still own a vehicle. Residents can take an IndyGo bus from either 10th Street or Michigan Steet, too. Cottage Home has easy access to the I-70 and I-65 interstates and is located about 15 miles away from the Indianapolis International Airport.
Public, magnet and charter school options in Indianapolis
Children in grades K-5 can attend Benjamin Harrison Center for Inquiry School 2, which receives a B-minus from Niche, before heading to H. W. Longfellow Middle School, which receives a C-minus. Teens can attend the C-rated Arsenal Technical High School, a public high school with five career academies, 15 academic pathways, 22 varsity teams, and a robust visual and performing arts program on a 76-acre college-like campus. There’s also Herron High School, an A-plus rated public charter school with a focus on liberal arts.
Center for Inquiry School 2 in Market East boasts a B minus rating on Nice.
Arsenal Technical High School has a C rating on Niche with plenty of after school activities.

An annual block party that draws thousands
The Cottage Home Block Party is one of the most anticipated community events on the near east side of Indianapolis. “Tens of thousands of people come out,” Hostetter says of the free, Halloween-themed bash. The party is held on Dorman Street at the Cottage Home community space and features live music, food and craft vendors and kids' activities. While the event is free, the Cottage Home Neighborhood Association accepts donations to help maintain and develop the community space.
