Within earshot of the world-famous Indianapolis Motor Speedway, Fairfax is a humble neighborhood filled with low-cost homes and a young population.
Located in Indianapolis’ Near Westside between the 10th Street and West Michigan Street corridors, most homes in Fairfax are spread across more than a dozen leafy street grid blocks. While the thunderous roar of race car engines and motorsport fans comes in waves throughout the year, the neighborhood is otherwise quiet, except for vehicle and bus traffic on the main thoroughfares.
With Near Westend’s roots as an industrial suburb going back to the mid-1800s, Fairfax takes on a distinctly blue-collar character with a median household income of $34,000 and a host of refineries, transmission plants and other industrial facilities next to the neighborhood. Just beyond it further west, however, the pageantry around the Speedway and a Main Street corridor with restaurants, gift shops and event venues provide fun and excitement off the track.

Plenty of homes available under $100,000
Fairfax is an old neighborhood, filled with small Craftsman bungalows and cottages from the early 1900s that average about 1,300 square feet. More than half of them were built before 1925. Based on the typical condition, age and size of the homes, these properties usually sell for around $100,000, making Fairfax one of the city’s least expensive neighborhoods. Family-owned businesses and tons of entertainment in nearby Speedway
Though mostly residential, Fairfax’s placement between two busy roads means residents can buy food, groceries and other essentials close to home. “There’s a lot of mom-and-pop shops and a plethora of Mexican stores and pop-ups,” says Brian Smith, a local real estate broker and owner of Great Woods Realty. “King Ribs Bar-B-Q is also nearby on 16th Street. People will come to town and say they have to eat there because it’s so good.” About a mile east of the neighborhood on Michigan Street, folks can shop for groceries at Kroger in a shopping center that includes a Chase bank branch, a public health clinic and the city police department’s Southwest District station.
About two miles west of Fairfax, the Main Street corridor in the nearby town of Speedway features local restaurants, diners, pubs and a brewery. Many people gather here at night and during the weekend, but the area reaches a fever pitch in May each year for the Indianapolis 500. In addition to the big international race, the track is busy for multiple weekends with practice sessions and qualifying. Other races, events and concerts at the track bring a lot of activity to the area throughout the summer and fall, but many nights and weekends are quieter than others.

Baseball, swimming and pickleball at Thatcher Park
In the northwest corner of the neighborhood, residents bring their children to the playground or basketball court at Olin Park, a city-run recreational space that also includes an open green field. In the adjacent neighborhood of Garden City, Thatcher Park features similar outdoor park amenities, a municipal golf course, a sports complex with three baseball fields and a family community center. “We take our son there to go swimming a lot,” Smith says. “And there’s always people there playing golf and pickleball.” Golf fans also have a selection of places to play nearby, with Brickyard Crossing the most notable because it’s right next to the Speedway racetrack.
Fairfax is a great place to play a round of golf when the weather is nice.

Public charter schools common in Near Westside
Out of the 3,100 people living in Fairfax, about one-third are children under 18, which means there are more kids here than the average U.S. community. Within the center of the neighborhood, families can enroll at the K-8 PATH School, a “non-selective” public charter school. Niche gives the school a D-minus rating. From there, students can advance to Northwest Middle School and Indianapolis Metropolitan High School. Niche gives the middle school a C-minus rating, while the high school gets a C-plus.

Easy access to Downtown and Speedway on the IndyGo bus
The public IndyGo bus system runs routes along Michigan Street and 10th Street, enabling Fairfax residents to take the bus to Main Street in Speedway or Downtown Indianapolis about 4 miles to the east across the White River. Motorists can also reach both destinations on local roads, but drivers can travel quickly around the region taking Interstates 70 and 74. Down I-465, folks can fly out of Indianapolis International Airport for vacation or work.
