A reinvigorated neighborhood near the old Central State Hospital
Hawthorne is a historically working-class Indianapolis neighborhood that developed around the campus of Central State Hospital during the late 19th and early 20th centuries. Originally Indiana's lone psychiatric hospital, Central State closed in 1994, which is when Hawthorne’s reinvention began. The former hospital's campus is the site of new housing developments that are changing the face of this west side community. “Hawthorne is seeing action from those who are looking for affordable housing,” says Susan Forrest, a Realtor with United Real Estate Indianapolis.
Easy access to downtown, I-70 a factor in revival
Hawthorne’s location is a factor in its ongoing renewal. The neighborhood is just over a mile from where the Washington Street Bridge crosses the White River to the sight of Victory Field and Downtown Indianapolis. And while much of Indy isn’t public transit-friendly, this is not the case here. IndyGo’s bus depot is located on Washington Street, and the No. 8 route connects directly to downtown. The neighborhood is also about a mile north of Interstate 70, making it possible to get to Indianapolis International Airport, about 20 miles away, in around 20 minutes.
Diverse selection of old and new housing serves population
Hawthorne has several housing options. About half of the residents rent while single-family homes represent a variety of styles. Areas where the neighborhood originally developed have American Foursquares, bungalows and Craftsman styles. The former Central State campus features townhouses and colorful single-family homes built in the 2020s. Though the newer houses are somewhat isolated from the original part of the neighborhood, the new development is spurring a wave of renovation. "The Old Central State Campus has quickly become an anchor for the surrounding area,” Forrest says. “Many of the homes are benefiting by being rehabbed and seeing a renewed future.” Fixer-uppers start for around $80,000 here and turnkey houses begin around $110,000. The neighborhood’s newer townhouses and homes start around $290,000 and can sell for up to $350,000.

Workingman's Friend has lived up to the name for more than a century
Hawthorne’s original spirit is best summed up by its most enduring neighborhood institution: Workingman’s Friend. The bar and grill has survived two pandemics, Prohibition and a Great Depression. Operating since 1918, the unassuming one-story brick and cinder block building with block windows is known for its smashburgers and pork tenderloin sandwiches. A string of Mexican and Salvadorean restaurants on Washington Street provides diverse tastes of the neighborhood’s modern flavor. Mansion Society, housed in one of the few surviving Central State buildings, is a popular neighborhood coffee shop. There is a Kroger north of the neighborhood, as well as two supermercados on Washington Street.
