North Central is a neighborhood on the north side of Indianapolis that offers a rare combination of residential seclusion in a natural setting and easy access to amenities. The neighborhood is home to North Central High School, part of the highly rated Washington Township school district. It is bordered by the White River and the Monon Trail and surrounded by restaurants, stores and more.

Characterized by large lots and mature trees

This area of Indianapolis is known for its wooded setting, and with the added presence of the river, North Central residents enjoy a sought-after destination anchored by established housing. “You get a solid midcentury home that is very well-built on a large lot with a country estate aesthetic,” says Miriam Odegard of United Real Estate Indianapolis, who sells homes throughout the Indianapolis area. There are no sidewalks, but residents can walk or bike along quiet streets shaded by mature trees. Waterfront properties are available, and many offer private docks. Ranch-style homes mingle with contemporary homes, while Cape Cods and Dutch Colonials add to the architectural diversity.
Flooding can be a risk in certain areas, so prospective homebuyers should check to see if a property requires additional insurance.

High median sales price speaks to long-term value

Home prices typically range from the high $300,000s to the mid-$500,000s, although homes on oversized lots and select waterfront properties range from the mid-$700,000s to more than $1.5 million. Condos, including waterfront options, range from the mid-$200,000s to the high $500,000s. Most homes are not part of an HOA. Monthly HOA costs for condos are in the low $400s for older options and more than $800 for newer offerings on the water.
North Central’s median sales price in the low $400,000s is higher than that of nearby neighborhoods such as Clearwater and Broad Ripple , both in the low $300,000s. The median for Indianapolis as a whole is in the mid-$200,000s. “If you’re going to invest in that area, you can’t go wrong,” Odegard says.

Washington Township has its own school district, which typically means higher property taxes than other areas of the city. However, prospective homebuyers may find that to be a worthwhile tradeoff, as the Metropolitan School District of Washington Township is one of the highest rated in Marion County. “That’s really who buys homes here in Indianapolis – families,” Odegard says. “To that point, school districts are a major concern.”
Younger students can attend Nora Elementary and Northview Middle School. North Central High School’s campus is home to the J. Everett Light Career Center, which provides hands-on job training for students at North Central and several other schools throughout the region. The Washington Township district allows students to apply for transfers to schools outside of their geographic zones.
Park Tudor School in nearby Meridian Hills is a private option. The co-ed, college preparatory school serves students from preschool through 12th grade and is one of the highest-rated private schools in the state.

Parks

Residents who want to stay active have plenty of options in and around the neighborhood, including:

  • Arthur Jordan Branch YMCA, a community recreation center
  • The White River, a haven for boaters, anglers and watercraft enthusiasts
  • The Monon Trail, a regional favorite that attracts walkers, runners and bike riders
  • Marott Woods Nature Preserve, for primitive trails in an intentionally undeveloped setting
  • Broad Ripple Park, home to ballfields, athletic courts, a family center and a boat ramp
Big Lug Canteen, a brewpub, The Roost and Illumine Coffee Co. are in the neighborhood. Residents also have quick access to several shopping and dining options nearby, including:
  • Kroger, Target and Whole Foods just outside of the neighborhood along 86th Street
  • The Fashion Mall at Keystone, for high-end shopping and dining just minutes away
  • A variety of boutique shops and local restaurants in neighboring Broad Ripple

Commute downtown takes about 30 minutes

The neighborhood is about 10 miles from downtown Indianapolis. Residents have multiple options for driving into the heart of the city without getting on the interstate, and they can also take Keystone Avenue directly to Interstate 70 for the trip downtown, a commute that takes about 30 minutes. IndyGo buses connect residents to nearby points of interest, including The Fashion Mall. Interstate 465, a highway loop that circles the city, is a short drive north of the neighborhood. Residents can also take Keystone Avenue north for the 6-mile commute into Carmel , another regional employment center.
