Clearwater is a sought-after neighborhood in far north Indianapolis known for its wide variety of waterfront housing options. The community is defined by access to water, with several small lakes anchoring the area and a portion of the White River running through its northwest side. Clearwater offers an attractive residential setting far removed from the city's activity, yet residents enjoy easy access to highly rated schools and The Fashion Mall at Keystone Crossing.

HOA homes, condos on the water offer an easier lifestyle

Waterfront homes and condos can be found throughout the neighborhood. Most of the homes have private docks, and condos offer similar amenities. The neighborhood’s most expensive homes are found on the east side of Lake Clearwater. Monthly HOA fees range from the high $300s to the high $400s for homes and from the mid-$300s to the low $700s for condos. “It’s more of an ease-of-life [destination],” says Matt McLaughlin of the F.C. Tucker Company, who has sold several HOA homes in the neighborhood. “It’s a lock-the-door-and-leave-it kind of place.” McLaughlin adds that the typical buyer enjoys a place where “the grass is cut and the snow is shoveled.” Prospective buyers should inquire about potential flood risks, which may require additional insurance.
The south side of the neighborhood offers non-HOA homes in a picturesque, wooded setting, where ranches and Colonial Revivals stand out among homes that sit on spacious lots.
Home prices typically range from the low $300,000s to the high $600,000s, but the largest custom homes can sell for $1 million or more. Condos come in a variety of sizes and styles, with many offering driveways and attached garages. Prices range from the high $100,000s to the high $300,000s. Clearwater’s median sales price in the low $300,000s compares favorably to similar northside neighborhoods. In Arden, a nearby community along the river, the median is in the mid-$600,000s.

Community waterways, ballfields are recreational attractions

Taking the pontoon boat out and relaxing on the water is a popular activity on the neighborhood’s calm lakes. In addition, residents can fish from the banks of both lakes and the White River.
The athletic fields at Clearwater Elementary are home to two longstanding youth sports organizations. Allisonville Youth Baseball-Softball, which started in 1954, hosts spring and fall leagues for children ages 4-13. It also offers a challenger division for children 7 and older with special needs. Glendale Soccer Association, which started in 1987, hosts a spring season for players ages 4-19 and offers summer camps.
Additional recreational destinations nearby include:

  • Riverwood Park, with a playground and splash pad in neighboring Ravenswood
  • The Monon Trail, a multiuse path that runs from downtown to the northern suburbs
  • Marott Woods Nature Preserve, which offers primitive trails in an undeveloped setting
  • Broad Ripple Park, home to ballfields, athletic courts, a family center and a boat ramp

Washington Township schools are a draw

Clearwater Elementary School sits between the two lakes in the heart of the community. It serves students in kindergarten through fifth grade, and it is one of the top schools in the highly rated Metropolitan School District of Washington Township. “They have a good reputation,” McLaughlin says of the district. Older students can attend Eastwood Middle School and nearby North Central High School. The district allows students to apply for transfers to schools outside of their geographic zones.
Another option is Park Tudor School in nearby Meridian Hills. The co-ed college preparatory school serves students from preschool through 12th grade and is one of the highest-rated private schools in the state.

Plenty of shopping and dining in and around the neighborhood

“You have access to all the shopping you could want,” McLaughlin says. Walmart Supercenter is conveniently located along Keystone Avenue in the community’s southwest corner, and the area’s premier shopping destination is just minutes north of the neighborhood. “In Indianapolis, if you want to go to Louis Vuitton, Urban Outfitters, all the high-end stores, you go to the Fashion Mall,” says Mariam Odegard of United Real Estate Indianapolis. The mall offers something for everyone, from the food court to pizza joints to chain restaurants to steakhouses. The mall’s Landmark Keystone Art Cinema is a popular stop for first-run, independent and avant-garde movies.
Capri Italian Restaurant is a neighborhood staple that has been serving the community since 1951. More restaurants are concentrated close to the mall along 82nd Street, which runs along the neighborhood’s northern edge.

Getting downtown requires about a 30-minute drive

Residents can drive through the city to reach downtown Indianapolis, a commute of about 12 miles that takes about 30 minutes. Nearby Interstate 465 provides an alternative route that takes about the same amount of time despite being nearly 10 miles longer. Residents can take Keystone Parkway or nearby U.S. Highway 31 into Carmel, another Indianapolis-area employment center about 7 miles away. Indianapolis International Airport is about 30 miles away via I-465.
