Ravenswood offers relative affordability in a riverside setting

Ravenswood is a former resort destination along the White River in north Indianapolis . The neighborhood is known for its quaint older homes that used to house seasonal visitors but now offer relative affordability on the city’s north side. While residents enjoy a secluded setting, there is plenty of shopping and dining close by, and the community is served by highly rated Washington Township schools. Ravenswood offers a laid-back, Bohemian vibe. Among neighbors, it is more Broad Ripple than Clearwater or North Central .

Homes are less expensive than in surrounding neighborhoods

The river surrounds the west and north sides of the neighborhood, so homes there offer direct access to the water, with private docks and boats floating out back a common sight. There are no sidewalks, but the neighborhood’s quiet streets are shaded by mature trees, adding to the natural setting. Many of the homes were built before World War II. Several have been renovated with add-ons that increase their interior space, but small homes remain prominent. Cape Cods, Dutch Colonials and midcentury ranch-style homes add to the architectural diversity. Many homes offer spacious lots, regardless of size or style.
Prices typically range from the high $100,000s to the low $300,000s. “You can still buy [a house] for $250,000 that elsewhere would be $400,000 or $500,000s,” says Kathryn MacDonald of Your New Home Real Estate. The median sales price is in the mid-$200,000s, which compares favorably to its neighbors. Those medians are:

  • Clearwater in the low $300,000s
  • Broad Ripple in the mid-$300,000s
  • North Central in the high $300,000s
“For the most part, they are less expensive homes surrounded by more expensive homes,” says Jackie Lovell , managing broker at New Quantum Realty Group, who has sold several homes in the neighborhood. “You have entry-level opportunities into that area.”

Be aware of flood risks

Much of the neighborhood is within the river’s historic floodplain, which means many homes are going to require additional insurance. Prospective homebuyers can check FEMA flood maps for a more detailed breakdown. “Every once in a while, you’ll find a little pocket that isn’t in a flood zone,” Lovell says. The city’s mitigation efforts have reduced the risk of flooding on the north side, but in a neighborhood such as Ravenswood, the risk cannot be eliminated.

Recreation along the riverfront, and more activities nearby

Ravenswood Overlook Park, also known as Ravenswood Beach, is a popular riverfront destination. The White River Yacht Club operates out of a building nearby. Riverwood Park is a traditional neighborhood green space with athletic amenities and children’s playscape. The Indianapolis Impalas rugby team practices at the park. Northside Events & Social Club offers a pool, lounge and full calendar of gatherings for its members.
The Monon Trail, a multiuse path that connects downtown to the northern suburbs, and the amenities-filled Broad Ripple Park along the river are well-known destinations nearby.

Retail stores, restaurants, premier mall are all minutes away

“It’s super convenient. It doesn’t get much more convenient,” says MacDonald of the neighborhood’s proximity to shopping and dining. There’s a Walmart just across Keystone Avenue, which borders Ravenswood on the east. Nearby Capri Italian Restaurant is among several dining destinations just outside of the neighborhood. Target anchors the Glendale Town Center about 2 miles south. The Fashion Mall at Keystone Crossing, the area’s premier shopping and dining center, is about 3 miles north. The mall is known for stores such as Louis Vitton, and its dining options range from the food court to fast-casual Mexican to steakhouses. More dining options are concentrated nearby along 82nd Street. Nearby Broad Ripple is the city’s original cultural district, and it offers a variety of boutiques, art galleries and local eateries.

Access to highly rated Washington Township schools

The highly rated Metropolitan School District of Washington Township serves the neighborhood. Its youngest students can attend nearby Clearwater Elementary School before moving on to Eastwood Middle School and then North Central High School. Clearwater Elementary and North Central High are two of the district’s highest-rated schools.
The district allows students to apply for transfers to schools outside of their geographic zones, and they can also apply for out-of-district transfers under Indiana state law.

Commutes to Carmel and downtown via Keystone Avenue

Commuters can get to employment centers with little to no interstate driving. “Keystone shoots straight north into Carmel, and it shoots straight south to get into downtown,” Lovell says. Carmel is about 7 miles away, while Keystone Avenue connects commuters to Interstate 70 about the same distance south for travel into the heart of the city. The 10-mile trip typically takes about 25 minutes. Just a short drive north is Interstate 465. Indianapolis International Airport can be reached via Keystone Avenue and I-70 or I-465. Both routes take about 35 minutes. Closer to home, IndyGo buses run regularly along Keystone Avenue for travel to local points of interest, including The Fashion Mall.
