How Old Northside’s past led to historic protections today
The city’s politicians, industry leaders and wealthy elite built their mansions here, including President Benjamin Harrison, whose historic home still stands. However, the neighborhood started to decline after World War II and many original homes were demolished by the mid-1970s. A group of homeowners banded together to form the Old Northside Neighborhood Association, and, thanks to their efforts, the neighborhood was added to the National Register of Historic Places in 1978. Today, The Indianapolis Historic Preservation Commission has final say over any exterior changes or demolition in the neighborhood.
Mix of historic architecture and modern housing
Old Northside is known for its beautifully preserved and renovated 19th-century homes on roomy, wooded lots. “Old Northside has some bigger houses, and it’s a highly desired neighborhood because of the proximity to downtown. It has more of a neighborhood-y feel and single-family homes,” says Timothy Birky, a Realtor with F.C. Tucker Company and Indianapolis resident. “The lot sizes are a little more gracious, and there’s a mix of historic homes and new construction in that area.” If you take a walk along Old Northside’s leafy streets, you’ll find:

Some homeowners have turned former stables or carriage houses into garages with apartments or in-law suites, but street parking is also common. Newly constructed homes usually have attached garages. The median lot size here is just over 6,500 square feet, much higher than Lockerbie Square ’s median of about 2,200 square feet.

What buyers can expect to pay for homes in Old Northside
Prices in Old Northside can run higher than other neighborhoods, especially for a single-family home. Condos range from the mid-$100,000s to the mid-$400,000s, while townhouses start around $300,000 and can reach the high $600,000s. Single-family homes start around $400,000 for a renovated historic home and can top $1.5 million for a stately mansion. “If you’re talking downtown-proper desirable neighborhoods, I’d say Old Northside, Lockerbie Square and Chatham Arch are the top three,” Birky says.
Local restaurants and cafés close to home
Some of the city’s favorite restaurants and cafés are right nearby. Tinker Street is celebrated for its seasonal dishes, while PROVIDER Coffee and Cocktail Lounge is a local favorite for coffee, cocktails and community atmosphere. Foundry Provisions is a staple for breakfast and lunch with pastries, lattes and sandwiches. If brunch is on your mind, Gallery on 16th is known for its Mediterranean-inspired fare. One of the neighborhood’s longest-running mainstays is Gregs Our Place, a pioneering LGBQT bar that’s been open since 1980. You’re also less than 2 miles from Broad Ripple’s eclectic shops, restaurants and entertainment spots.

Where to unwind, play and get outdoors around the neighborhood
There’s plenty of inviting places to relax and play in Old Northside. Great Oak Commons is a quiet, Victorian inspired pocket park perfect for reading or unwinding, while Shawn Grove Park is family friendly green space with a playground and pavilion. Enjoy biking, jogging, skating and more on the Monon Trail, a nearly 30-mile multi-use path that people also use to commute to cities like Carmel. There’s also a Pacers bikeshare on the trail. The Benjamin Harrison Presidential Site isn’t just for history buffs. “Unless there’s a private event booked, the grounds are always open to the public,” says special events and marketing manager Lindsey Beckley. “People tour the gardens or do yoga on the lawn. We encourage our neighbors to come and enjoy the space.” Frank and Judy O’Bannon Soccer Park and O’Bannon Playground offer another outlet in the neighborhood.

Transit options and quick drives that keep the area connected
Old Northside is very walkable and bikeable, but there are a few IndyGo bus stops in the neighborhood, too. Drivers have direct access to Interstate 65, and you can get to Monument Circle in less than 5 minutes. “You’re north of the interstate there. You’re a little more disconnected from the action, so maybe it’s a bit quieter,” Birky says. “It’s very safe and still really good proximity to downtown proper.”
