Sunshine Gardens offers quick access to highways in south Indianapolis
Sunshine Gardens is a south Indianapolis neighborhood that occupies a somewhat unique position. It is bordered on the west side by the White River, which gives it a partially rural feel. However, Interstate 465 and the southern extension of Interstate 69 converge close by on the north side, which means there is a heavy industrial presence. While residents enjoy relative seclusion about 8 miles from the heart of the city, they are close to shopping, dining and recreation.
Lower housing prices than other South Indianapolis neighborhoods
The northwest portion of the neighborhood offers a rural setting where established homes sit on spacious lots that offer room to roam. On the east side, there is a mix of older homes and modern housing with driveways and attached garages in small subdivisions. Prices range from the mid-$100,000s to the mid-$200,000s. With a median sales price in the low $200,000s, Sunshine Gardens offers lower prices than neighboring communities such as Glenns Valley and Southern Dunes in southern Marion County, while still providing a convenient entry point into downtown Indianapolis and access to suburban amenities. “Affordability and accessibility are the two key factors in that area,” says Steve Burkett of Doc Real Estate, Inc, who has sold property in the neighborhood.

Perry Township schools provide highly rated education
The neighborhood is served by Perry Township Schools, a highly rated district. Students typically attend the following: Rosa Parks Kindergarten Academy, Rosa Parks Elementary School, Perry Meridian 6th Grade Academy, Perry Meridian Middle School and Perry Meridian High School, which Burkett describes as “very diverse schools.” The district allows students to apply for transfers to township schools outside of their geographic zones as well as to another district.

Neighborhood is surrounded by a variety of stores and restaurants
There are fast food restaurants in the neighborhood along Harding Street, and residents do not have to go far for a variety of shopping and dining options. Kroger anchors Southern Plaza, a nearby retail center just north of I-465. The plaza includes several restaurants and an AMC movie theater. There’s another Kroger in in neighboring Glenns Valley, and it is near popular dining destinations such as Hotcakes Pancake Emporium and Fiesta Ranchera Restaurant. Southern Dunes Commons is a new mixed-use retail development along the Southport Road corridor just west of Interstate 69. There’s a Walmart Supercenter about 6 miles away along U.S. Highway 31 in Greenwood.

I-465, I-69 make travel around the area much more convenient
Residents can make the 8-mile trip to downtown Indianapolis without getting on the interstate. For those who want to avoid city driving, I-465 provides a backdoor route via Interstate 70. The latter is twice the distance, but despite the difference, both commutes take between 20 and 25 minutes. Interstate 465 also provides access to Indianapolis International Airport, the center of a national transportation and logistics hub, about 11 miles away.
The I-69 extension has been a huge benefit to those who live in southern Marion County and neighboring Johnson County, where Burkett resides. “I-69 has definitely opened everything up,” he says. “It used to take me an hour to get to downtown, and now it takes about 30 to 35 minutes.” The neighborhood is also just 45 minutes from Bloomington, home of the University of Indiana, via I-69.
