Within the West End of Richmond, Innsbrook’s mixed-use commercial space, office park and quiet subdivisions appeal to those who don’t want to choose between the amenities of city living and the comfort of suburban life. Innsbrook Center’s office buildings surround the three lakes at the heart of the community. Over 22,000 employees work here, and while large parking lots meet parking demands, the neighborhood experiences more traffic than other suburbs. “The business park has major employers like Dominion Energy and Capital One,” says Casey Johnson, a leasing consultant at the Metropolis at Innsbrook Apartments. “A lot of young professionals are graduating from college and moving to Innsbrook, so apartment complexes are going up to meet the demand.” While Innsbrook Center’s sprawling 630 acres hosts more than 500 companies, there’s much more to the area than corporate life. This live-work-play community has nature trails, shopping and dining, and single-family homes. “It’s a busy, growing area surrounded by quiet suburbs, so people can decide what type of vibe they’re looking for,” Johnson adds.

Shopping and dining along West Broad Street
After work, locals can head south of the business park to Innsbrook Shoppes, where they can stop by Joey’s Hot Dogs, an old-school diner serving hot dogs and ice cream floats. “Innsbrook has popular restaurants like Capital Ale House, and we’re right by shopping centers with tons of restaurants, a movie theater and a sports park,” Johnson says. Capital Ale House is a local spot for late-night beer and wings, while Mama Cucina is popular for Italian fare. The shopping plazas off West Broad Street in the southern portion of Innsbrook host retailers, chain restaurants and grocery stores like Whole Foods and Costco. Three miles away, Short Pump Town Center is a popular open-air shopping mall with an abundance of retailers, from H&M to Dick’s Sporting Goods, as well as a wide-ranging selection of dining options.

Colonial Revivals, townhouses and luxury apartments
Properties tend to sell quickly in this desirable suburb, with the average home staying on the market for 31 days before going under contract. New Traditional and Colonial Revival homes sit on shaded, winding residential streets that end in cul-de-sacs. Home prices fall between $410,000 and $850,000; generally, homes over $600,000 were built after the millennium. HOA fees depend on the subdivision, but typically fall between $15 and $20 per month. Condos and townhouses built between the 1980s and the present day range from $260,000 to $600,000, depending on age. Glen Allen High earns an A rating
Innsbrook’s highly rated schools are a major draw for families who choose to buy here. Henrico County Public Schools is a B-plus-rated district on Niche. Students may begin learning at Springfield Park Elementary, rated B on Niche, before advancing to Holman Middle, rated B-plus. Glen Allen High, rated A, is ranked as the second-best public high school in Henrico County by Niche. Students may apply to Glen Allen High’s Center for Education and Human Development program, which incorporates project-based, collaborative learning and encourages volunteer and internship opportunities.

Drive 15 miles to downtown Richmond
Residents living near Innsbrook Center can walk to some amenities, but the area is largely car-dependent. West Broad Street often has traffic, and this major thoroughfare leads to downtown Richmond. Locals may also catch a bus operated by the Greater Richmond Transit Company, or GRTC, on West Broad Street. At Innsbrook’s southern edge, drivers can merge onto Interstate 64 to drive 15 miles southeast toward downtown Richmond, or pick up Interstate 295 to drive through Richmond’s suburbs, like Glen Allen and Mechanicsville. “People appreciate the interstate access since it usually only takes about 15 minutes to get anywhere in the greater Richmond area,” Johnson says. Innsbrook is positioned between Bon Secours Short Pump Emergency Center and Parham Doctors’ Hospital, situated about 5 miles from each. Richmond International Airport is about 25 miles away.

Taking an after-work stroll along Lake Innsbrook
Innsbrook Center is built along three man-made lakes which provide natural scenery. Five miles of paved trails surround the office buildings. Residents can walk their dogs or jog on the paths that loop around Lake Innsbrook and Waterfront Lake, or take a peaceful moment to listen to the spray of the fountains and watch the geese from the benches. Those living in single-family homes in the eastern section of Innsbrook have nearby access to the short nature trail that leads to Springfield Park. This shaded public green space contains a large playground and picnic pavilion adjacent to Springfield Park Elementary.

Charity walks and other Innsbrook events
“People move here because it’s convenient for activities for all age groups,” Johnson says. For example, the community often comes together to support nonprofit causes, like the MS Walk and the Live Red Foundation’s East Coast Triathlon in May. Residents can wind down on summer evenings with tribute concerts during the Atlantic Union Bank After Hours series at the Servpro Pavilion, an outdoor venue that seats 8,500 located a few miles north in Doswell. In December, the community tackles holiday shopping and supports local businesses at the Innsbrook Holiday Market.
