Inverness is a census-designated place in the suburbs of Denver, a few miles south of the Denver Tech Center. The community comprises a mix of office buildings, restaurants and small residential neighborhoods. “For people who live here, it’s probably just about the convenience — being able to go downstairs to a restaurant or walk a block to a restaurant,” says Rike Palese, managing broker of Re/Max Professionals, who has lived in the Denver area all his life. “It’s also across the street from the light rail station, so that makes it convenient too.”

Inverness housing includes golf villas and condos

The area’s planned neighborhoods began development in the late 2000s, and housing options include condos, townhouses and golf villas. Condos often rest on the upper floors of mixed-use buildings, and they tend to sell between $420,000 and $640,000. Detached townhouses and row-style townhouses generally run between $660,000 and $890,000. Condo and townhouse owners typically have access to private garage parking or assigned underground parking spots. Golf villas — detached single-family residences along the golf course — range from around $1.4 million to $1.59 million. These houses have private driveways and are within a gated section of the community. Inverness residents usually pay between $350 and $970 in monthly HOA fees, depending on the type of property.

Park Meadows mall is a short drive, and restaurants are even closer

Homes are a short walk from several restaurants, including Marco’s Coal-Fired, which specializes in Neapolitan-style pizzas. For a more formal dining experience, locals head to Eddie Merlot’s, and Breckenridge Brewery Ale & Game House is a popular evening gathering spot. The Park Meadows mall and big-box stores, such as Ikea and Costco, are just across Interstate 25. Sprouts Farmers Markets, Safeway and King Soopers are all within a 5-mile radius.

Inverness has indoor and outdoor recreation for all ages

One of the community’s main highlights is the 18-hole golf course at its center. The course is open to The Club at Inverness members and hotel guests. Members have access to the club’s pool, fitness center and pickleball courts as well. Residents also have a variety of other ways to stay active. A system of walking paths and trails leads along the edge of the golf course and around the Inverness Reservoir. Yoga studios, fitness centers and the Racket Social Club provide indoor recreation. On weekends, many people drive to Cherry Creek State Park and the Cherry Creek Reservoir, around 10 miles away. “There’s camping and all kinds of walking paths around the reservoir,” Palese says. The reservoir itself is a popular spot for sailing, paddleboarding and swimming.

Local kids can take gymnastics classes at Balance Gymnastics or join one of the youth sports leagues that meets at John Derry Park, a few blocks south of Inverness. The Family Sports Center, about 2 miles northeast, features laser tag, indoor rock climbing and an ice rink.

School choice through the highly rated Cherry Creek School District

The area is part of the Cherry Creek School District, which earns an overall A from Niche. Students are assigned schools based on their address, but families can also apply by lottery to attend any school within the district. Parents provide their own transportation to nonzoned schools. Students are zoned for the A-rated Walnut Hills Elementary and Campus Middle schools. Cherry Creek High School earns an A-plus, and Niche ranks it as the No. 2 public high school in the state. High schoolers can choose from six world languages, and those who demonstrate a high enough level of proficiency can earn the Colorado Seal of Biliteracy on their diplomas.

Proximity to the RTD station and I-25

With I-25 to the west of the community, drivers can easily connect with Denver, about 15 miles away, and the Denver Tech Center, less than 5 miles north. Rush hour traffic tends to be heavy, so some people prefer to take the light rail. A pedestrian walkway allows locals to safely cross the interstate to the Regional Transportation District’s Dry Creek Station. From there, riders can travel throughout the Denver metropolitan area. HCA HealthONE Centennial, a part of Aurora Hospital, is around a 5-mile drive. Military and corporate planes often use the runways at Centennial Airport, just east of Inverness, which creates noise pollution. Denver International Airport, roughly 30 miles north, offers direct service to major cities around the world.
