Grant Wood, named after the famed artist
Grant Wood, about 3 miles southeast of Downtown Iowa City, is named after the famous artist best known for his painting “American Gothic.” Wood lived in Iowa City, where he created artists' colonies in the 1920s and '30s. His legacy lives on at the University of Iowa, while the neighborhood retains his memory through its name and elementary school. Residents have abundant access to trails, green spaces and lakeside fun while living close to city conveniences. To the east and west are two shopping centers, and a major thoroughfare passes to the north.
Nearby Terry Trueblood Recreation Area is a popular spot for a walk or bike ride.

Green spaces galore with endless recreation options
Green spaces abound in and around Grant Wood. Fairmeadows Park sits at its center, offering a traditional city park experience with a playground, picnic amenities and a splash pad open during summer. The South District Neighborhood Association, a volunteer group overseeing many neighborhoods on the south side of Iowa City, plans to hold one of its annual Party in the Park events there in June 2024. Less than 1 mile west is Wetherby Park, which elevates similar amenities by pairing them with hiking trails, sports courts and a disc golf course. Ben Black, a Grant Wood resident and Realtor at Keller Williams Legacy Group, adds, “It even has different garden plots that community members can reserve to grow their own little gardens.” To the east, Whispering Meadows Wetlands lets visitors walk their pets around the pond loop while spying gaggles of geese and sunbathing turtles. Hikers and bikers can get a longer trek in at the Sycamore Trail, which starts at the base of Fairmeadows Park. The paved path connects to other green spaces, as Iowa City has over 500 miles of interconnecting trails. “Even though this area is on the southeastern part of the city, it still connects to everything else,” Black says. “I can hop on my bike here and be on the far end of the next town and not even have to get on any roads.” Two hotspots Sycamore Trail leads to are the Iowa City Kickers Soccer Park 2 miles south and the Terry Trueblood Recreation Area 2 miles west.

Fairmeadows Park is centrally located in Grant Wood and has something for everyone.
Sweeping grass lawns with tall, broad-bowed trees line wide, interconnected roads. Driveways lead up to two-car garages attached to one-story and raised ranches, as well as split-level homes. As an established neighborhood, homes are lovingly maintained by their owners and updated semi-regularly. “This neighborhood was developed in the 1960s and 1970s by a very reputable builder,” Black says. “The homes are all very nice and in good condition. And because of the pricing, I’d say this is a first-time home buyer, entry-level neighborhood.” Houses typically cost between $170,000 and $225,000, but some can sell up to $280,000. Still, this puts the average home value in Grant Wood at around $100,000 less than in the Greater Iowa City Metro Area. The area also encompasses a large apartment complex called The Quarters at Iowa City, making the amount of renters and homeowners about even.

While mainly a residential area, plenty of shopping and dining opportunities are nearby. Iowa City Marketplace sits directly north of Grant Wood; shoppers can get discount essentials at Ollie’s Bargain Outlet or Dollar Tree and catch a movie at Marcus Sycamore Cinema. Black highly recommends Oyama for its thoughtfully crafted sushi. “I eat there probably two or three times a week,” Black says. “They know me by my first name.” Heading east down Mall Drive or South 1st Avenue leads customers to options like Lenoch & Cilek Ace Hardware and local chain Java House Coffee Roasters. Grant Wood is also within 2 miles east of Crowded Closet Thrift Shop, DEFY Iowa City trampoline park and a Hy-Vee grocery store.

Easy traffic and bike rides to downtown
U.S. Route 6, also known as Highway 6, makes up the neighborhood’s northern border. “Highway 6 has a very easy traffic flow, even during the peak hours,” Black says. The state route offers a convenient path north toward the University of Iowa and downtown, although it’s not the only way to get there. “I bike to downtown all the time,” Black says. “And it would be a long walk, but you could probably even walk downtown if you were ambitious enough.” Only a few bus stops are in the area for those who take public transit, but at least the fare is free. Iowa City Municipal Airport is 3 miles west across the Iowa River.

Elementary school within walking distance
Students are zoned for the Iowa City Community School District, although the state offers open enrollment so students can transfer. Students remaining within zoning attend Grant Wood Elementary School, which is within walking distance of most homes. It earns a B-minus Niche rating and offers after-school programming created in collaboration with the Iowa Youth Writing Project, 4-H, Girl Scouts, UAY and the University of Iowa College of Public Health. Older children attend the B-rated South East Junior High School, followed by City High School. City High earns an A-minus and has an ambassador program that allows students to take on leadership roles.
Most of the Grant Wood Elementary students are able to walk a few minutes to school.
