Morningside Glendale draws homebuyers who want quiet suburban living just 2 miles east of the Iowa City Downtown District, an arts and entertainment hub. With almost no commercial development, the community offers single-family homes, park access and a highly rated high school. "It's an established, mature neighborhood with easy access to a lot of amenities," says Realtor Tracy Adams, who sells houses in the neighborhood with Edge Realty Group. "There is a range of large and small houses. It's a desirable neighborhood for sure." A major employer, the University of Iowa, sits just 2-½ miles west. The college is also a source of entertainment, thanks to its museums and sports teams.

An A-rated high school in the Iowa City Community School District
Iowa City High School has a thriving sports program and an A-minus rating on Niche. Students from anywhere in the neighborhood can walk there within 15 minutes. Nearly half of the student body takes Advanced Placement courses. "Locals really come out for football games at City High," says Realtor Phoebe Martin, who sells houses in Morningside Glendale with Blank & McCune Real Estate. Longfellow Elementary School is about a half mile west of the neighborhood, while South East Junior High School is about a mile south. Both schools have a B Niche rating. U of Iowa and its Hospitals & Clinics are 2-½ miles west of the neighborhood. The university has roughly 22,000 undergraduates and 6,100 postgraduates.

The Englert Theatre has 725 seats, and stages live music, plays, films and lectures. The yearly Iowa City Jazz Festival also takes place downtown, featuring more than 20 musical acts, artist booths and concessions. The U of Iowa's football team faces off against other NCAA Division I teams at Kinnick Stadium, which holds about 69,250 people. The college's basketball, wrestling and gymnastics teams compete at the Carver-Hawkeye Arena on campus.
Located on campus, the Iowa Museum of Natural History is a state-wide attraction.

"The neighborhood is accessible for first-time homebuyers," Adams says. Bungalows from the 1940s and '50s sell for between $180,000 and $260,000. Ranch-style houses from the 1950s and '60s sell for between $290,000 and $470,000. Craftsman-style houses from the 1920s sell for as low as $320,000, and 1960s bi-levels sell for as high as $490,000. New Traditional and Colonial Revival-style houses constructed in the 1980s and 90s sell for between $450,000 and $730,000. Some parts of the community have sidewalks. Driveways and detached garages are common. "The neighborhood has a massive enormity of old growth trees," Martin says. "A lot of people here also have chickens."

Hickory Hill Park is within walking distance immediately north of Morningside Glendale. The 190-acre park has miles of trails for hiking, cross-country skiing and dog walking. Deer and songbirds are among the wildlife inhabiting its meadows and woodlands. The park also contains an flood-prevention berm that makes a good sledding hill.

"For the next two years, all city buses are free in Iowa City, and we've got bus services all over town," Martin says. The Eastern Iowa Airport is 26 miles north via Interstate 380.
