Washington Hills, unassuming but proud
Washington Hills, a long-established Iowa City suburb, may not stand out against the crowd, but it doesn't shy away from the fact. Whit Lovelace, an Iowa native and Realtor at Urban Acres Real Estate, says, "The neighborhood makeup — I can't think of anything I would call extreme, and I think that's an asset." Residents appreciate having a tranquil place to call home within walking distance of two schools and a few amenities. If locals are eager for more, downtown is easily accessible at under 3 miles away. However, day-to-day, the neighborhood's streets prove sufficient for workers looking to come home at day's end to their families.

Interconnected streets keep families close
One-story and raised ranches, Colonial-inspired homes and split levels create the neighborhood's landscape. These options typically cost between $300,000 and $400,000, putting prices in line with the average value of Iowa City Metro Area homes. Condominiums are also available, costing between $230,000 and $300,000. New construction has popped up in the north, with homes coming in New Traditional with grayscale tones and stone siding. Built in the 2000s, these houses sell between $550,000 and $850,000. Narrow, well-maintained sidewalks follow the area's tree-lined streets, making this neighborhood reliably navigable by foot. Within 1 mile east of the neighborhood are Bickford of Iowa City and Legacy Senior Living, two assisted living and retirement communities. Robin Sueppel, area expert and Realtor with Urban Acres Real Estate says, "We find that a lot of people who live in this area will house their elderly family members nearby so that they can walk over and visit any time."

Generational loyalty to Lemme Elementary
Iowa offers open enrollment, but most students stay within the Iowa City School District. Students attend Lemme Elementary School, which is right inside the neighborhood and within walking distance of many homes. "Anybody who knows Lemme wants their kids in Lemme," Sueppel says. Lovelace agrees, saying, "I know people who went to Lemme, and now their kids go there. It's a generational thing. There's a certain loyalty." It earns a B rating on Niche. Older children attend B-rated South East Junior High School, followed by City High School, which earns an A-minus. City High is directly west of the neighborhood, making it another walkable option. Some parents prefer private schooling, so Regina Catholic Education Center is an option to the northwest. It has an A Niche rating and serves prekindergarten through 12th grade.

Walking to Midtown for a bite
The neighborhood is primarily residential, but there are a few favorite spots for grub around its perimeter. Sueppel says, "People love to walk to Midtown. It's a locally owned, family-style restaurant." The Iowa City original serves classic American comfort food daily in a casual diner atmosphere. Sueppel says two more popular dives are to the north. Locals swarm to BlackStone for brunch reunions, date nights and family dinners because of its playful and elevated menu. Short's Burgers Eastside’s string-light patio draws friends looking to share a beer and a burger after work. The area also includes service providers, such as UI Health Center Urgent Care, various medical offices, fitness studios and beauty salons. For groceries, Hy-Vee sits in the neighborhood's northwestern corner. If residents need more, downtown is just a 2-1/2 mile drive west.
Washington Hills residents can enjoy lunch on the patio of nearby BlackStone.

Playing gaga ball at Pheasant Hill
Small city parks can be found in the northwest quadrant of Washington Hills. Boyd Court Park is an ample open green space behind a circle of homes. With limited amenities, it's better suited for a picnic or a game of frisbee, but a basketball half-court is in the park's center. The recently renovated Pheasant Hill Park has a playground, mosaic towers, mature trees and a gaga ball pit, which is a game similar to dodgeball. A little over 1 mile north is the eastern entrance to Hickory Hill Park, a 185-acre forest with walking trails and creeks.
Washington Hills residents can get back to nature at nearby Hickory Hill Park.

Less traffic, less noise
Washington Hills is a car-dependent neighborhood, but bus stops can be found along the area's perimeter and on Washington Street. No major thoroughfares are nearby, so traffic and noise are low. The closest interstate is Interstate 80, which is under 3 miles north. For long-distance travel, Washington Hills is 4 miles from Iowa City Municipal Airport.
The Iowa City Transit bus system connects Washington Hills to the rest of the city.

Neighborhood get-togethers and church connection
Although neighbors can keep to themselves, residents do make efforts to spend time together. "I have friends who live right by the school who do block parties every year," Lovelace says. "One of my friend's names is Mark, and he throws a party every October. He calls it Marktober, and we all get together for games." Sueppel shares that St. Mark's United Methodist Church is also a hub for community connection, regardless of its religious affiliation. Every Thursday morning, the Iowa City Library Bookmobile stops by the church's parking lot, and Scouts meetings are held at the fellowship hall twice a week. The organization also hosts various support groups and holiday celebrations.
