Wetherby, famously named and tranquil
Named after a famed Iowa City photographer, the Wetherby neighborhood offers a quiet place to settle southeast of Iowa City. It's adjacent to a very popular park and connects to other outdoor recreation spots. Retail hubs are easily accessible on both sides of the community, and downtown is just 3 miles up the highway. Students can be zoned for two different school pathways depending on where they live. Still, the Iowa City Community School District offers voluntary transfers to give parents control over their kids' educations.
Wetherby’s eponymous park
Wetherby Park, at the area's southwestern corner, serves as a community meeting ground. Kids gather on the playground and splash pad while groups enjoy the sports courts and hiking trails. Residents can also reserve plots in the community garden. Robin Sueppel, Iowa City expert and Realtor at Urban Acres Real Estate, says the South District Neighborhood Association — a volunteer group overseeing many neighborhoods on the south side of Iowa City — annually holds Party in the Park at Wetherby. The event features live music, STEAM stations and the Iowa City Public Library Bookmobile. Wetherby is also under 2 miles from the Terry Trueblood Recreation Area, which Sueppel says has a "huge walking trail and a mountain biking track along the river." At its center, Sand Lake is a popular spot for fishing and water sports. "There's a little shop called Fin & Feather H2O," Sueppel says. "They rent kayaks, paddle boards and canoes to people visiting the park. They even have a little ice cream shop, too."
Two shopping centers within reach
While primarily a residential area, plenty of shopping and dining opportunities are near the neighborhood. Directly west are shops and entertainment options like Crowded Closet Thrift Shop, DEFY Iowa City and a Hy-Vee grocery store. Iowa City Marketplace sits to the northeast, offering shoppers discount essentials at Ollie's Bargain Outlet and Dollar Tree. Marcus Sycamore Cinema is the go-to for movies, and international flavors can be found at Oyama and Mexico Lindo Grill & Cantina. Heading east down Mall Drive or South 1st Avenue leads to Lenoch & Cilek Ace Hardware, Jimmy Jack's Rib Shack and Java House Coffee Roasters.
Two school pathways based on addresses
Depending on where students live, they can be zoned for two different school pathways, which have changed a few times. "The district has been trying to get a 50/50 ratio at the high schools forever," says Whit Lovelace, Iowa City native and Realtor at Urban Acres Real Estate. "They've played with the borders quite a bit. When I was younger, everybody who grew up south of Highway 6 went to South East Junior High but then would go across town to West High School." Now, students zoned for West High School attend Alexander Elementary School, followed by Northwest Junior High School. Alexander earns a B-minus Niche score, while the middle and high earn B and A-plus scores, respectively. West High is Niche's pick for best public high school in Iowa. A majority of students are zoned for Grant Wood Elementary, which earns a B-minus. From there, they attend the B-rated South East Junior High and the A-minus-rated City High School.
Ranches and split levels at moderate prices
Neatly kept grass lawns line wide roads dotted with the occasional stately tree. Short driveways lead up from narrow sidewalks to one-car garages. Ranches, New Traditionals, split-levels and a few town houses make up the landscape of this established neighborhood. Houses typically cost between $225,000 and $250,000, with some ranging between $310,000 and $375,000.
Taking Highway 6 to downtown
Grand Army of the Republic Highway makes up the neighborhood's northern border, but newcomers should steer clear of using its proper name. "Don't call it the Grand Army Highway; it's Highway 6," Lovelace says. "Locals wouldn't have a clue what you're talking about." The U.S. route offers a convenient 2-1/2-mile pathway north toward the University of Iowa and downtown. Only a few bus stops are in the area, but at least the fare is free. Iowa City Municipal Airport is less than 3 miles west across the river.
