A convenient yet removed Iowa City suburb
Situated on Iowa City's eastern border, Windsor Ridge marks the culmination of decades of eastward expansion from downtown. This midsize suburban enclave features “some of the newest construction in Iowa City,” according to Realtor Monica Hayes of Lepic-Kroeger REALTORS, who’s specialized in the area since 2012. Larger-than-average homes and lots lead to an average home value nearly $100,000 higher than the metro area. However, its accessibility to downtown, the University of Iowa, a new elementary school and a large park boost the neighborhood’s value and appeal — and the locals’ morale. “It’s a pretty close-knit, friendly neighborhood that has lots of bike paths, parks and buses that get you where you need to go,” Hayes says. “You see people out walking their dogs and being friendly with each other.”

Windsor Ridge is an entirely residential neighborhood with primarily single-family homes from the late 1990s and early 2000s. These feature floor plans averaging nearly 2,700 square feet — well over the local and national norms — and generally cost $400,000 to $900,000. New Traditional architecture is prevalent, with houses offering 21st-century takes on ranch-style, Colonial-style and Cape Cod designs. Lots hover around 1/3 acre and are arranged along winding, generally spaced streets, loops and cul-de-sacs. Some back up to the neighborhood’s central park, while others flank dense patches of trees. Meanwhile, multi-family housing developments occupy the neighborhood’s northeast and northwest corners, featuring New Traditional condominiums and townhouses from the 2000s and the 2010s. These typically cost between $150,000 and $350,000.

Across the street from a new elementary school
Immediately south of Windsor Ridge is Herbert Hoover Elementary School, one of the Iowa City Community School District’s newest additions. Families can easily walk or drive their kids to the school across American Legion Road. Hoover Elementary gets a B from Niche, as does Southeast Junior High School, about 1 ½ miles west of the neighborhood. Older teens in Windsor Ridge are zoned for Iowa City’s oldest high school, City High School, whose Federal-style building opened in 1939. It has an A-minus from Niche and is the district’s largest high school, with over 1,550 students.

The neighborhood centers on (and shares its name with) the 23-acre green space at its center. Windsor Ridge Park has a long stretch of airy fields and paved trails. These paths occasionally pass beneath shady trees and circle a fishing pond to the south. The park also acts as a water retention area, helping mitigate flood risks for the surrounding residential properties. The townhouses to the northwest encircle Cardigan Park, which fills 3 acres with an open field, covered picnic seating and a playground.

"Only a 10-minute drive" to U of I
Commuters in Windsor Ridge primarily rely on cars to take them to Iowa City’s various employers. American Legion Road offers the most direct route west to downtown and across the Iowa River to the University of Iowa. “Even though it’s a little ways from downtown, it’s still only a 10-minute drive to the University of Iowa Hospitals & Clinics, where a lot of people are employed,” Hayes says. “So it gives you the neighborhood feeling, but it’s still close to work.” Bus stops on Court Street to the north and Arlington Drive to the west receive regular service from Iowa City Transit.
From breaded tenderloin to brunch cocktails
Locals are about 1 mile from the nearest businesses, including Midtown Family Restaurant’s Scott Court location. This is the original site of what is now a petite chain of simple American diners in Iowa City. Visitors sit on small, cushioned chairs at plain, vinyl-topped tables to enjoy breakfast, lunch and dinner seven days a week. Repeat customers often order the oversized breaded pork tenderloin with onion rings and top off their meals with a slice of pie (flavors rotate seasonally). Less than 1 mile north on Scott Boulevard is BlackStone, a swanky sit-down spot with a sprawling American menu. “The mac and cheese is the best,” Hayes says. It’s also a reliable spot for after-work happy hours and weekend brunches featuring creative cocktails. Groceries are available at the nearest Hy-Vee location, about 2 miles west of the neighborhood.

Windsor Ridge residents frequently share neighborhood need-to-knows and event details on a community Facebook page, according to Hayes. Previous gatherings have included Easter egg hunts, cupcake parties and charity fundraisers.
