An urban township mainly consisting of homes and a few businesses less than 5 miles from Newark, Irvington offers commuting convenience and properties with lower prices. “It’s a great location for traveling to the city,” says Michael Martinetti of Keller Williams Realty Michael Martinetti Group, who notes the trip to Manhattan is just 30 minutes by car. In addition to offering competitively priced single-family homes, Martinetti says that Irvington’s relatively lower-priced multifamily properties can help make homeownership possible for buyers. “Some people opt to buy a two-family and rent out one half of it to have an affordable monthly payment.”

Detached colonials, many with renovations

Colonial and Dutch Colonial houses make up the majority of the inventory here. Single-family homes are listed for about $270,000 to $450,000. Multifamily homes range in price from $450,000 to $750,000. A state-run program helps qualifying first-time homeowners with down payments, and Martinetti notes that residential development is booming in the area. “More homes are being flipped, which means people are getting recently renovated homes at affordable prices.”

Major highways or an express bus to NYC, and a parkway down the middle

In addition to providing quick access to New York City’s boroughs via Interstate 278 or Interstate 95, the Garden State Parkway runs lengthwise through the neighborhood’s heart, making it a quick commute to other area towns. For public transit, the trip to Port Authority Bus Terminal is about an hour via the 107 express bus. Those who work at nearby Newark Liberty International Airport can get there in about 15 minutes by car. New Jersey Transit stops in Maplewood and Orange are about two miles away. “It’s one of those towns where if you want to work somewhere else, you can jump on the Parkway and go to another town, it’s not a big deal,” said Hernan Castro, a real estate agent at The Real Estate Company.

Small elementary class size and a university next door

Grove Street Elementary School enrolls pre-kindergarten to 5th grade and has a student-teacher ratio of 10 to one. Children receive Spanish language instruction in fourth and fifth grade. It gets a C-minus rating from Niche. Union Avenue Middle School and Irvington High School also receive a C-minus grade from Niche. Seton Hall University is less than three miles away.

A pond for fishing and a pool for swimming in summer

The Olmsted Brothers-designed Irvington Park measures 24 acres and is the largest in the area. Features include a small pond fed by an artesian well where locals can fish and sail model boats and tree-shaded running trails. The park also contains a field house, playground and sports areas for tennis, basketball, softball and soccer. Nearby, Orange Park offers similar amenities with the addition of a public outdoor pool.

Soul food, Caribbean fare and IKEA

Many independently owned restaurants and stores can be found throughout the township, especially along Springfield Avenue. Don’s Diner is a popular soul food spot with an extensive buffet. Top Taste Jamaican is known for its oxtail, jerk chicken and seafood dishes. Mugs Pub is a cozy sports bar with live DJ nights. Newark’s nightlife scene, including nightclub QTX’s and Redd’s Biergarten, is about a 20-minute drive. Major grocery stores in the area include SuperFresh and City Supermarket. Additional shopping in the area includes IKEA in Elizabeth, New Jersey, and downtown Newark, Milburn and Maplewood.
