New homes rising among the pastoral landscape of Southwest Butts County

About a mile down the road from where cattle graze in a Butts County pasture, 3,000-square-foot homes are under construction in a new 142-home subdivision. Builders are active across Southwest Butts County, an otherwise rural swath of land 40 miles from Atlanta. The community is split by Interstate 75, a highway that commuters can take directly to their jobs in the big city. Meanwhile, the community’s pine thickets and farms stand apart from the landscape of the rapidly developing Atlanta suburbs to the north. While large, new houses are popping up in the community, they only cover a fraction of Southwest Butts County. The rest is largely natural terrain, from High Falls Lake on the south end to vineyards and berry patches on the north side.

New builds, lakefront homes and more

Homes vary widely, from subdivisions of ranch homes and new traditional designs on the north end to new home communities on the south side. Private docks extend from houses built on High Falls Lake, while manufactured homes are clustered around the community. Manufactured homes are priced between $100,000 and $315,000. Other houses generally sell between $200,000 and $500,000, though homes with four or more bedrooms fetch between $570,000 and $825,000.

Butts County School System campuses in Jackson

Children attending public schools can start at Daughtry Elementary School, which gets a B grade from Niche. Older students can go to Henderson Middle and Jackson High, each graded a B-minus. The high school’s Career, Technical & Agricultural Education department teaches students about seven career fields, including construction, early childhood education and business and technology.

Recreation highlights include High Falls State Park

The Towaliga River flows southward through the community, emptying into High Falls Lake. People visit the surrounding state park to take their boats on the lake, fish for white bass and camp along the river. On the south end of the lake, a waterfall tumbles 135 feet alongside a nearly 2-mile hiking trail. The park also features playgrounds and picnic pavilions. On the east side of the community, people gear up at Dans Land Paintball, where teams have shootouts among barriers and makeshift forts in the Georgia pines.

Restaurants along the interstate, with more shopping and dining in Jackson

Businesses have built up around interstate exits on the north and south ends of the community; they’re mostly truck stops, gas stations and fast-food joints catering to truckers and travelers. Residents can still get some local cuisine by walking up to the window at Ole Rudy’s Barbecue or by sitting down for a family-style meal of fried chicken and boiled cabbage at Buckner’s Family Restaurant. Away from the interstate in the countryside, Wandalands Vineyards and Orchards grows and sells blueberries, peaches and grapes, the latter of which the farm also makes into wine.

Heading east into Jackson, drivers pass Ingles Market, Tractor Supply Co. and Dollar General. They then enter Jackson’s town square, rows of brick storefronts surrounding the county courthouse. The downtown is changing for the better, says Kim Freshwater, a Century 21 Crowe Realty agent who lives in Jackson. “It just recently started being updated and revitalized. Newer businesses are coming in, and people are buying the buildings and doing total rehabs.”

Connected to Atlanta by I-75

The drive to Atlanta along Interstate 75 may take between 40 minutes and an hour and a half. “A lot of our residents are commuters into the city,” Freshwater says. “The express lanes [on Interstate 75] help a lot.” In addition to being the state capital and employment hub, Atlanta hosts Hartsfield-Jackson International Airport, where passengers can fly directly to more than 200 destinations. Meanwhile, Georgia state Route 36 connects this region of Butts County to Jackson.

Georgia’s death row located in Southwest Butts

The Georgia Diagnostic Class Prison in Southwest Butts County holds the state’s execution chamber in addition to housing all of Georgia’s male death row inmates. Gates, guardhouses and woods surround the 900-acre complex, and most homes are at least a mile from the prison.
