Lining the marshy banks of the St. Johns River, the quiet suburb of Arlington Manor is located 3 miles from Downtown Jacksonville and “near the major highways, so you can get anywhere in Jacksonville within 20 to 25 minutes,” says John Mckinley, President of Noble Home Buyer LLC, who has sold homes in the neighborhood. When Jacksonville University permanently moved to Arlington Manor in 1950, blocks of houses and apartment complexes sprouted around its riverside campus, and the area remains a popular living destination for the private college’s students and faculty.

Arlington Manor’s mid-century ranch-styles

Neighbors greet each other as they stroll along the narrow, sidewalk-free streets of Arlington Manor. Homes are laid out on blocks east of Jacksonville University and the surrounding apartment complexes; most are midcentury ranch-style houses with flat, grassy lawns and mature oak trees that provide shade. Set on 8,000-square-foot lots, these homes have either vinyl siding or brick exteriors, and feature driveways, carports and low-pitched roofs; prices start at $217,000 for a three-bedroom and go up to $330,000 for a four-bedroom. There's also a scattering of one-story New Traditional homes from the early 1990s that feature vinyl-siding exteriors, front-facing gables and large windows; these average $310,000 for a three-bedroom.

Blue Ribbon-winning Terry Parker High

Local kids can start at Lake Lucina Elementary, which earns a B-minus from Niche, and continue to the C-minus-rated Arlington Middle. Named a National Blue Ribbon School of Excellence in 1983 by the United States Board of Education, Terry Parker High receives a C rating, and its outdoor swimming pool becomes a free to the public during the summer. Students can graduate to B-rated Jacksonville University, which offers over 100 undergraduate programs.

Blue Cypress Park and Arlington Marina

With greenspaces surrounding Arlington Manor, “There is a lot to do,” Mckinley says. “Blue Cypress Park and Reddie Point Preserve have hiking trails and docks for fishing. Locals can go to the Arlington Marina to launch out if they have a boat.” There are many parks in the community, too. The 3-acre Justina Road Elementary Park is open to the public and has a jungle gym for kids to climb, as well as a full-sized, night-lit soccer field. On the neighborhood’s northern edge, 10-acre Victory Park is home to two hard tennis courts, a soccer pitch and a quarter-mile paved walking trail that weaves through the woods.

Valdes Farmers Market and University Diner

Locals can grab farm-fresh produce and meat at the locally owned Valdes Farmers Market; if shoppers are hungry for a snack, they can also grab spicy boiled peanuts made right in the store. Close to Downtown Jacksonville and I-295

Arlington Manor is only 3 miles away from Downtown Jacksonville across the St. Johns River. Florida State Road 115 is 2 miles south and runs into downtown, and I-295, only 2 miles east, connects locals to the rest of the city. Jackson Transit Authority buses make several stops along University Boulevard. Jacksonville International Airport is 18 miles north, and HCA Florida Memorial Hospital is 5 miles west.

The Celebrate Arlington Festival and 5k

For the past four years in mid-September, the Celebrate Arlington Festival has been bringing residents of the greater Arlington area together for a weekend of sports, music and movies. Typically starting on a Friday, folks first gather at Blue Cypress Park to listen to live music before a family-friendly movie kicks off on the lawn further into the evening. The next morning, registered participants can run in the 5k that weaves through Arlington’s historic streets, followed by a kickball tournament, tug-of-war battles and more.
