Home types and pricing in Arlingwood

Arlingwood's western side has midcentury ranch-style houses. More recent homes are on the eastern side. "Merrill Pines is a gated condo community that's well-established and quiet," says LARRY BAKER, a Jacksonville resident and Realtor with First Coast Realty of Jacksonville. Mill Creek North has houses from the late 2010s and 2020s, as well as new townhouses built by Lennar.

Arlingwood appeals to both renters and buyers. The community's median sale price is in the upper $200,000s, slightly below Jacksonville's overall median; prices are similar to Regency but less than Alderman Park. Homes here typically sell between the low $100,000s and the low $400,000s. Homeowners association fees are around $650 to $2,700 a year. Older houses aren't usually part of an HOA.

Arlingwood is an older suburb near the transforming downtown

Arlingwood is a part of the city's larger Arlington region. "This area is unique and different from the rest of Jacksonville. The family-oriented atmosphere is what sets Arlington apart. We have parks, ice cream parlors and schools," says Alton McGriff, a Jacksonville native and Realtor with Fathom Realty. Although the area has been around for a long time, the community is still changing. New homes are popping up because of developments nearby. "The Arlington area sits in the gateway to the revitalization of Jacksonville's Downtown/Riverfront," Baker says. The city center has updated attractions and ongoing construction projects, including new apartment buildings and waterfront parks

Things to do around Arlingwood

Arlingwood Park has been around since the neighborhood was built; it has a tennis court and a new playground. The nearby Tree Hill Nature Center spans 50 acres with gardens and trails. A nonprofit manages the center, offering a natural history museum and educational programs. Downtown's entertainment districts are 6 miles away. Top attractions include:

  • EverBank Stadium is home to the NFL's Jacksonville Jaguars.
  • VyStar Veterans Memorial Arena hosts concerts and games for the Jacksonville Icemen and Jacksonville Sharks.

Shopping spots are close to homes

Merrill Road has a Walmart Neighborhood Market, a Publix and restaurants. "The best fast-food restaurant is Robert's Seafood & Hot To Go Kitchen. I like to get a nice fish fry plate or grab a garlic crab tray. And really, it's a few miles from Mayport; they have great eateries there," Baker says; he recommends Safe Harbor, a go-to favorite for seafood. St. John's Town Center is only 10 miles away, with upscale shops and national stores like Costco.

Traveling in and out of Arlingwood

Bus stops for the Jacksonville Transit Authority's routes 19 and 23 are nearby. But most people drive to get around. Commuters usually take Interstate 295 and the Southside Connector. The Arlington Expressway crosses the Mathews Bridge and runs through downtown; the route connects to Interstate 95 in about 10 miles. Jacksonville Beach is about 12 miles away.

Kids attend Duval County Public Schools, which provides many school choice options. Parkwood Heights Elementary School, Arlington Middle School and Terry Parker High School are inside the neighborhood. Students could walk from one school to another.

The quality of homes in this area are good. There are a few empty properties but all are well maintained. Cost varies depending on the size of the property. There are schools and stores very near and conveniently located.

Though my neighborhood is peaceful, the city I live in is not as much. I live in Jacksonville, Florida, which has one of the highest crime rates in America. But still, I've never encountered, witnessed or been near a crime that's happened near my location.

There are questionable activities on some streets, but overall the area is quiet. We do have a police substation nearby.
