Bartram Park pairs nature and planned development

Bartram Park’s name comes from naturalist William Bartram, who documented eastern Florida’s plants and wildlife in the 1700s. It’s fitting that nearly half the land in this planned Jacksonville community is preserved, with much of the area covered by the Julington-Durbin Preserve. That means residents live surrounded by townhomes, clubhouses and shopping centers but are just minutes from secluded woodlands and tranquil swamps.

Home prices and how they compare to the rest of Jacksonville

Bartram Park’s residential area consists of 15 developments, from the Bartram Park Preserve single-family subdivision to the Sumerlin at Bartram Park townhome community. Townhomes usually sell from the lower $200,000s to the mid-$400,000s, while single-family homes have recently sold from the mid-$300,000s to the mid-$500,000s. There’s a wide price range in the community, but prices tend to be lower than what’s typical across Jacksonville. Bartram Park’s median price is in the upper $200,000s, less than the median price for the entire city.

However, housing costs extend beyond mortgage payments. Each development within Bartram Park has its own HOA, and each charges monthly dues. For townhouses, those payments may be as much as $400 per month, while single-family homeowners typically pay no more than $100 per month. Plus, many residents pay an annual community development district fee that funds the upkeep of community infrastructure. The fee ranges from roughly $1,345 to $2,050, depending on factors such as a property’s lot size.

Quick access to the Julington-Durbin Preserve

Each residential development usually comes with a set of recreation amenities, such as swimming pools, fitness centers and walking trails. For more adventurous outings, journey into Julington-Durbin Preserve, a 2,000-acre conservation area connected to Bartram Park’s main thoroughfare by a sandy trail. Visitors can hike along boardwalks, bike down forested trails and kayak through marshes, all while keeping eyes out for eagles, salamanders, tortoises and other native wildlife.

Shops, restaurants and more in the community

More than one million square feet of commercial space, from retail to health care, were built into Bartram Park and the surrounding area. Whether you live on the north end, the south side or somewhere in between, shops, restaurants and entertainment are close by. The community’s retail complexes include:

  • Bartram Market, home to Publix, Wawa and CycleBar fitness bike classes
  • Bartram Village, home to Chase Bank, Chipotle Mexican Grill and MOD Pizza
  • Bartram Office Condos, home to dentist, pediatrician and other doctor offices
  • Pavilion at Durbin Park, home to Walmart, The Home Depot and Cinemark Durbin Park XD movie theater
  • Shoppes at Bartram Park, home to Publix, Kohl’s and Top Dawg Tavern

Duval County Public Schools serves the neighborhood

Students can go to highly rated public schools, including Mandarin High School. The school offers career-focused programs, such as the Business Academy and the Medical Academy. Teens who join an academy can earn a small business ownership certification or take the Certified Medical Administrative Assistant exam. To attend schools outside of their assigned attendance zones, families and students can use Duval County Public Schools’ open enrollment application, which opens in March. Acceptance to other schools is limited based on how many seats are available and is granted on a first-come, first-served basis.

I-95 provides a direct route to downtown Jacksonville

Bartram Park’s location right off Interstate 95 is a perk for anyone who works in Jacksonville. Commuters can merge onto the interstate and take it 20 miles north to Downtown/Riverfront. The drive usually takes about 20 minutes, but rush-hour traffic may force you to spend up to 45 minutes in the car each way. You can use I-95 to reach other key destinations in Northeast Florida, including:

  • Naval Air Station Jacksonville, one of the region’s largest employers, 15 miles away
  • Jacksonville Beach, a destination for golf and beaches, 20 miles away
  • St. Augustine, a historic coastal town, 25 miles away
  • Jacksonville International Airport, 30 miles away
While the interstate is convenient for residents, those living in homes that back up to it may hear highway noise.
