Beach and Hodges' homes sit neatly in different gated communities with their own private amenities. "On average, home prices start around $350,000, but the community contains multimillion-dollar properties," says Marc Fagan, a Realtor with Berkshire Hathaway HomeServices Florida Network Realty. The Jacksonville Golf and Country Club (JGCC) community comprises most of the neighborhood, sprawling across 732 acres. Most Mediterranean ranch-style homes were built in the 1990s when Clyde Johnston first designed the golf course. The JGCC Property Owner’s Association fees are less than $200 per month, and there are no additional Club membership fees for homeowners. The listings here start around $700,000 for a three-bedroom just off the golf course, and five-bedroom homes with fairway or lagoon views can cost up to $1.5 million. Palermo is another nearby subdivision with Spanish Revivals ranging between $850,000 to $1.25 million. Vernacular homes with paver driveways and Craftsman accents line cul-de-sacs in Highland Glen. These listings typically range from $650,000 to $950,000, while smaller Mediterranean ranch-style homes can go for as low as $475,000 just a few streets over. One- to three-bedroom condos with designated parking spots range from $175,000 to $250,000 in the Avanti subdivision. Wolf Creek has larger condos and two- to three-bedroom townhomes for about $300,000 along Beach Boulevard, and Vizcaya has Spanish-style townhomes with attached garages right next door. These larger luxury townhomes can range up to $600,000.Beach and Hodges is situated just outside Jacksonville's flood zone, but high wind speeds are still a concern during hurricane season, which runs from June through November. Most homes and condominiums feature sturdy stucco exteriors to help protect against wind damage. This cement material is not only weather resistant but also helps keep homes cool during the sweltering Florida summers.

The Jacksonville Golf and Country Club's 18-hole championship golf course weaves around 26 freshwater lagoons, where residents and other Club members can fish for bass and bluegills. A practice driving range, 10 Har-Tru tennis courts and a heated pool surround the central clubhouse. Its indoor fitness center offers group exercise classes and personal training sessions, and the spa has an on-site massage therapist. A 3-acre park sits just past the community's north gate. Managed by the JGCC Property Owners Association, the park features baseball and soccer fields, a pickleball court and a playground shaded by Carolina pines. Chain retailers, big box stores and local restaurants sit along Beach Boulevard at the neighborhood's north end. Publix Supermarket anchors Kernan Square. Along with groceries, the small shopping center is home to one of the only two Jacksonville Coffee Company locations. It also has a couple of family-run hotspots like Milano's Italian Restaurant, which serves homemade brick-oven pizzas and other Sicilian-inspired dishes. Walmart Supercenter and several fast-food chains are just 2 miles down the road at Hodges Pointe Plaza. Residents head to St. Johns Town Center for larger shopping trips. Situated about 4 miles outside the neighborhood, this open-air mall serves as Jacksonville's main retail center with over 175 stores and restaurants.Kernan Middle offers a pre-early college program
Students can attend top-rated Duval County Public Schools. Chet's Creek Elementary earns an A-minus on Niche. Kernan Middle scores a B-minus and offers a pre-early college program where students can earn high school and college-level credits. Beach and Hodges is situated on the southeast side of Jacksonville, less than 5 miles from the oceanfront. It's bordered by U.S. Route 90, which links downtown in about 10 miles. From here, residents can easily hop on Interstate 95 and arrive at the Jacksonville International Airport in just 15 miles. One of the main Mayo Clinic campuses is just east of the neighborhood.
