Duval County area schools are excellent; locals spend weekends at the riverside and San Jose Boulevard’s shopping centers are stocked with national chain restaurants and grocery stores. Jared Holm, a Realtor with Watson Realtor Corp and eight years of industry experience says homebuyers choose Del Rio for convenience. “It’s close to main roads; shopping and dining are the main amenities, but there’s quick access to Julington Creek and St. Johns River as well.” Area beaches are within 25 miles.

Five miles from the neighborhood, San Jose Boulevard is an area hub for dining and shopping. Grab groceries at Trader Joe’s or visit Mandarin Oaks Shopping Center for a sushi dinner at Hana Moon or quick dessert from Crumbl Cookies. Other nearby shopping centers include Old St. Augustine Plaza, stop into Cosmic Comics for collectibles and Spectrum Thrift Store for second-hand clothes; visit Mandarin Crossing Shopping Center to dine at Rosy’s for authentic Mexican cuisine like tamales and ceviche and Rack’em Up Sports Bar to play a game of billiards and order a beer. Sports, music and theatre in Downtown Jacksonville
Del Rio residents can head 19 miles downtown for Jacksonville events. The EverBank Stadium is host to the Jacksonville Jaguars, and on game days expect to see neighbors dressed in black, gold and teal. Hockey fans will want to catch the Jacksonville Icemen at the VyStar Veterans Memorial Arena and music fans will enjoy the annual jazz and blues festivals in the city. At the Florida Theatre, buy tickets for musicals, comedians and concerts year-round.

Holm says most houses were built in the past 30 years; ranch-style homes built in the 1990s start around $300,000 for a three-bedroom and go up to $450,000 for a four-bedroom. New construction from the 2010s starts closer to $500,000, and waterfront properties or estates can reach prices up to $700,000. Twelve subdivisions of Del Rio’s are gated communities in the Bartram Park development, each with its own homeowner’s association and monthly fees ranging from $20 to $300. Holm says Del Rio is a welcoming environment. “Homebuyers of all kinds want to see these houses.”
